I just moved in here and I am debating on breaking my lease to get out of here!!! Look, I'll admit, it isn't that bad. I could be living up the road in even worse condition.
Here's a breakdown of what I have observed so far.
The good:
-I got an excellent deal on the price of my apartment.
-The apartment is big.
-The gates (now they finally work)
-No problems with parking in the building I live in.
-I have had great responses from management when needed.
-The grounds are rather nice.
-I do not feel unsafe at all. Although some hoodrats decided to spray paint all over the place. That makes me feel unsafe because people are roaming around at the wee hours of the morning in areas they shouldnt be (by our apartments).
-It's right by the mall.
-Everything you need in within 3 miles.
-There are two nice parks within in 3 miles.
-Highway 85 is close.
The bad:
-Why do we have a new manager already'
-I can't sleep well at all here. I hear everything. At first I thought the lady above me was just super fat but after reading the reviews, it all makes sense to me.
-The people in my building slam their doors and wake me from the hours of 10 pm to 12 pm and 6 am to 8am (I don't have to get up until at least 8).
-People do not put their dogs on leashes.
-They also refuse to pick up their dog's poo! EWWWW Who wants to step in that''
-I have something in my apartment that was supposed to be fixed, they came and fixed it, and well, it still isn't fix. I'm just gonna deal with it.
-If you do not have a washer, the laundry room is AWFUL!!!!!!!
-The water and electic bill are out of hand! I definitely DO NOT understand how it's calculated. I'm rarley home and I am concious of the electic I use and the bill(for just ME) is the price it was for of two when I had a roommate.
-The mail lady may just so happen to put your mail in another's mailbox.
Overall, if you are just looking for a big, cheap apartment and sleep means absolutly nothing to you, this is the place for you. As for me, I'm trying to fiqure a way out! All and all, it's not the apartments that are so bad, it's the people who live in them!

WOW!! I am still on the hunt for an apartment, simply because I check each one of the complexes out on this site. When people take the time to alert others of what's happening in the community in which they live, or have lived, it behooves us to take heed.
I noticed that McDaniel Farm went from $750 to $725 on the same apartment I was once looking to rent; and, while the rent may be low, the difference is certainly regained by the imbalanced way they calculate the utilities in which you pay directly to them. If a tenant can't see how their usage is calculated, they should refuse to pay it. It is unlawful, but when people don't know, they are taken.
If I were you, I would contact the management company, tell them of my concerns, and work out a way to get out. I would document EVERYTHING, just in case it ends up in court. Who needs all of this just trying to reside in a decent place?

I agree with SeekinginDulth. I am most certainly going to pay close attention to my power/water bill when I move in.
