We moved in a couple months ago, and after only being here a week, I regretted signing the lease. The day we moved in, the toilet didn't work. Turns out there was a leak in the valve. Easily fixable, but even easier for them to turn the valve off and pretend the problem didn't exist. 5 days for them to come and fix that the leak, stating, "As long as its not causing damage, it not a priority". After threatening them w/ taking the cost of a commercial plumber off the rent, they finally got someone out.
The walls are paper thin, and so are the floors I imagine, since every time the people upstairs walk around, it sounds like they are wearing lead boots. I??m getting rid of my stereo since I can just listen to my neighbor??s music.
I??ve stepped in dog poop many times, (I have a dog, but always pick up after him). And the dogs around here bark, all d@mn day. They actually open the window so the rest of the development can listen to him/her bark. The mail area looks like a tornado ran through it, w/ paper and garbage all over the place. And be careful when you go to throw out your garbage at the compactor, as most people think close enough is OK when throwing their garbage out, as there are all kinds of things on the ground there.
The ponds, (I wont call them lakes, as it would be an insult to an actual lake) remind me of the outflow ponds on The Simpsons, god only knows what??s growing in there.
The laundry room is horrible also, the dryers don??t work half the time, and now I just take my stiff to the nice clean Asian laundrymat up the road.
The only thing I cant complain about is parking, myself nor my wife never have a problem finding a spot right in front of the door. But hopefully my front door will be in another complex as I will be breaking my lease, and the only way I??m paying out the term of the lease is when a judge orders me to do so.

Be careful about breaking a lease. Georgia is Landlord friendly and they will get a judge to order you to pay your back lease plus expenses.
