Get ready for a big bill when you leave

Years at this apartment: 1999 - 2002
Pros: Nice lake, jogging trail, washer/dryer included. Good tennis courts.
Cons: Many. Let me start one by one
Even sewage is not included in the rent. You pay for heat/hot-water/water/sewage and everything. Only thing they pay is trash. Makes it expensive since your water bill fluctuates with no changes in your water consumption. In some months I received water bill more than my friends living in big houses and lawn.
If you go on month-to-month lease, get ready to pay more and more each month. in my 5 months of month-to-month lease, my rent was increased twice. Once when month-to-month started and then again in 2-3 months.
When I left the apt. I was charged even for cleaning carpets. When I showed them that, it was removed. Then they charged for something else. We had thoroughly cleaned apt, shampooed the carpets etc. That after more than 2.5 years of stay.
They make sure that you don't receive the bill until after 5 days from your leaving date. So legally in GA you can't dispute the charges. So keep few hundred $ ready for that when you leave.
Maintenance is average. Important/emergency repairs are handled promptly but not so important can take many calls to fix.
One swimming pool is closed most the time. Other one is locked many times and you have to get keys from management office. Try that on weekend outside office hours.
