Nastiest complex in the area

Complex is absolutely filthy. Poor maintenance on the property, make sure that if you need work done, that you put it in writing, get it notarized and make a copy, it won't speed it up, but when they forget the 5th time, you can hire a lawyer to legally force them to repair their problems. They have one garbage compactor in the front of the complex, that is always full to the brim. And if you live in the back, that means a long walk or putting garbage in your vehicle to take to compactor.
Never, never be late on your rent. If you are late on your rent, be prepared for some hefty fines. Also Georgia is pretty lax on tenants laws, favoring the slum lords and not the renters...beware
