I moved here almost a yr ago from out of state and so far I've not had any major issues. I'd read about the fires before coming here and made sure I got Renter's insurance. The fact that there was a homicide the day after I moved in made me a little uneasy. But then another one happened in a more "affluent" neighborhood not far from here, which reaffirmed what I already knew: it can happen anywhere. I love the fact that I'm less than 15 mins from my job, 85/75/285, and shopping. I was sold on the updated kitchen and washer/dryer inclusion alone. My area of the complex is fairly quiet (no kids around this part) and my neighbors are, for the most part, considerate (though my neighbor's dog barks his life away when he leaves, which is VERY annoying). All that said, this place still leaves a lot to be desired. Since I've become more familiar with the area, I now know that I should have looked around more before signing my lease. I know of at least three other nearby complexes that offer more sq ft for less $ and are more aesthetically appealing. While the interiors of this place are nice, the outside isn't nearly as up to par. The entire complex could use a paint job to make it more appealing and more uniform. The maintenance staff is superb; the office staff is sometimesy but if you stand your ground with them you'll see results. Also, if you move in under a "special" be advised that once your lease is up you lose your concession rate, which can add much as $70, plus the 3-5% annual rent increase and you're looking at paying an extra $100 if you choose to stay. Not a bad place, but I still plan to move when my lease is up next month. I would, however, recommend it to anyone new to the area looking for something very temporary.

As for the roaches, welcome to Georgia. I have a friend who had a house built from the ground and pest control was in there by week's end for the bugs. I've heard this from pretty much everyone I know, you live in a forest (Georgia) so the bugs are always gonna be around during the warmer months. I laid those De-con things in my apt and never really had a bug issue after that.
