After having some problems on the 1st phase side of the complex (aka "Tha Ghetto"), I finally got ahold of some folks at corporate. After voicing my concerns about the type of residents they have been attracting over there and convincing them that I was in fear for my wife and newborn son, they were great about getting me a place on the other side of the complex. The complex's management staff was good in orchestrating this and getting it done quickly. If you want to live here, try to get on the 2nd phase, its nicer and doesn't attract the low-lifes as they cant afford rent and crack!

This is great but not all of us can afford the higher rent in the 2nd phase. Also, when some of us moved into phase 1, it was not so trashy. It would be better if the management would improve the criteria of who they rent to and who they employee (this includes office workers). I'm settled in my apartment and have several physical problems that limits the things I can do like packing and moving! Just because they catered to you does not mean this place is Beverly Hills to live. You are one side of the street away from having the same problem move there.

When I moved in, the resident qualifying criteria was very tight. Apparently, that is no longer the case.

Take a look at this excerpt from the Landlord-Tenant Handbook and see how many of these items are being required by Wesley Plantation: If there are provisions in the lease which you do not understand, get help. Ask someone you trust to explain what the language means. Be careful of lease terms which provide for the following: * Automatic renewal of the lease for a specified time; * An extremely long lease term with penalties for early termination; * Automatic rent increases during the lease term; * References to rules which are not provided to you; * Any attempt by the landlord to make you responsible for repairs; * Leases which provide that the tenant pays the landlord directly for utilities rather than being billed by the utility provider; * Provisions which require the tenant to pay the landlord's attorney fees if a landlord hires an attorney to enforce the lease, unless the provision also makes the landlord responsible for the tenant's attorney's fees; * Lease terms which claim that the landlord can evict you without going through the dispossessory process; and * Lease terms requiring the tenant to have renter's insurance. Before a lease is signed, a tenant may request changes to the lease. Some landlords will agree to the changes. Others will not. Even if the landlord will not alter a lease, the tenant needs to read it to decide whether or not to sign.
