PLEASE READ!!!

I regret not doing more research upon my purchase in 2005. I was a 1st time home-buyer at the time. The property is gorgeous and close to all major highways. The courtyards are beautiful. The maintenance crew has done a great job at keeping the grounds clean. However, management on the other hand lacks professionalism and experience. I don't blame management for all the crap that has gone wrong. They don't even know if they are coming or going sometimes. It's a joke. It's the blind leading the blind. Roxie is a nice person but I'm sorry, she doesn't have what it takes as a property manager. It's a VERY difficult job to manage such a property- Roxie, love you but hate this place. If this place prides itself as a high-end property with high-living standards, it's far from the truth. They lease to low income families and individuals who have no respect for their neighbors. More specifically, to uneducated, ghetto people who have allowed their pets to defecate ALL OVER the property grounds. Animal feces spread diseases. You step on it, you bring it into your home. You get sick, your kids get sick. It's disgusting. I have even witnessed and reported to the management about a resident who has let his Pitt Bull pee in the hallway. The individual has been reported many times but there hasn't been any action taken by management. When I saw him do this, I asked, "Sir, do you notice your dog is peeing on the hallway rug'" His response was, "yeh- my bad... my bad...she couldn't make it outside" then he turned around and walked away. He had no intentions of cleaning it up. It was still there the next morning, and days after. The stink of animal urine lingered for days. Not to mention, his pitt bull was not on a leash. I love animals, I'm a pet owner myself. This dog could have been the most wonderful, loving- sweet animal, but how was I to assume that' The owner didn't give 2 sh-ts about taking his dog outside to pee properly, why should I assume that his dog was well trained' He is the epitomy of ignorance and you ask why ppl are racist against individuals like that' Who in the world let's their dog pee in the hallway' How lazy can someone be' The exit door the pet area was less than 10 feet away from him. So think again....

This place can be a beautiful community you can call home but due to the renters that have no regard for anything, I'd NEVER suggest anyone to live here. It makes this place no different from any low-income property. It's a facade. Crimes are high here. Car break-ins happen often, there has been a reported homicide in Oct. 2008 (security -or the lack of- is a laughing joke), and the fire alarms go off at least a couple times a month in the wee hours of the morning. Talk about a rude awakening! Lastly, the parking is stupid, speed bumps are endless, and if the gates break on the weekends, they remain broken until management returns on Monday. There is no management here on the wknds.

If living a ghetto life style doesn't bother you, then move here or at least buy my unit :-p ...I'm selling my place at a lost...I just can't wait for the market to improve. I'm desperate to leave. I'm a single female and I feel unsafe here. I would be doing a disservice to ATL if I didn't make a statement! Again, this place CAN be a great place to live but it would take a new experienced management "team" and stricter guidelines for renters. They are only renting, they could care less if this place burns down to the ground, if they considered this their home or haven, then they wouldn't live or act like pigs. I can only speak for myself, you do your own research.

I am saving up to buy a home, no more condo or apt living for me. I've learned a valuable lesson in life, AGAIN. You can't judge a book by it's cover. If you're thinking about living here or have come to preview this property, RUN!!! RUN the other way!!! Save yourself from the many headaches and heartaches.

2. There is NO exaggeration. My perception is my reality.

3. For happy unit owners, more power to you. I just turned 27. I am ready to purchase my 2nd home which will be a Single Family Resident. Is that something I need to be scrutinized for'

Oh My GOD! Finally someone wrote everything that I always wanted to say about this place. I am almost listening to myself. You and I are exactly in the same situation. I was a 1st buyer, I am a single female, and do not feel safe AT ALL living there. I have a nickname for this place "Luxury Ghetto" I completely HATE living there, and it has made my life miserable for the past 3 years. Honestly! I hope you have a better luck than I did by trying to sell it. Unfortunately I did not get any offer, and I can no longer invest on this place. I may have to pay the price for the next 7 years, but oh well... At least I have my life!

I understand your frustration, but I am saddened by a)your stretching the truth in several instances to strengthen your argument, b) your sinking to comments regarding race (shame on you), and c) for hurting not only yourself but everyone who owns property here. You could have done better. I don't know if you can get your own comments taken off, but I sure would make the attempt if I were you. Perhaps you could try again with some constructive comments that can be forwarded to the owners.

I have to agree with this response to a certain degree. A few years ago, this property was a great place to live at. The location is great and the grounds are beautiful. I hate to say it, but it does seem like anyone can just move in here now. Car-break ins and a recent homicide doesn't help, and it influenced my family to move.

Funny thing is I was in the first wave to move in when it was new and it is the EXACT same thing now as it was when it was apartments. Just keep in mind that it was supposed to be an 18-24mth conversion and with mixed ownership and renters its hard to achieve quality! NEVER buy in a conversion as the level is totally different when you are mixed venue. Godd Luck to all!

It is interesting that you say that you do not mention race, but with comments like, "He is the epitomy of ignorance and you ask why ppl are racist against individuals like that"... the reader can assume that the person is of a marginalized population, whom people are usually "racist against".... I agree that you are stretching the truth. There are issues with animals, but that has NOTHING to do with income. I have seen all different types of people let their dogs pee in the hallway. I would also like to call your attention to your use of the word "ghetto". I suggest that you use another word to describe your living conditions. Ghetto is not a term that should be used to describe your living conditions. I agree with the person that said that it doesn't make sense for you to talk so badly about the place and then turn around and try to sell it.... not smart.

This woman was doing what she felt was right by letting the public know how bad this place has become. She never once mentioned color in her comment. She was obviously joking about the selling part on this review...duh! Why has this become a race or an income issue now? This is about the community. If she's had a terrible experience living here, she has every right o describe it the way she wants to, & I'm glad she did it the way that she did, because I was going to move here, & living with the ghettos is the last thing I want to do, so thanks for sharing this with everyone. And she is absolutely correct, the word "ghetto" comes in all shades. I've seen black, hispanic, asian, and white ghettos, so stop getting so offended and feeling guilty and get over it!
