I have lived here now for about a year and a half. Regretted moving in the week I got here. Kitchen appliances are horrible--look like they are older than I am and date back to the late 60's/early 70's. The dishwasher does about as much good as if I just squatted down and peed on the dishes--no water pressure, and only lukewarm. Though this isn't really a problem for me since my husband does our dishes by hand. He says it is a waste of water to use the dishwasher.
About 1-3 months after I moved in, someone bought out the company and management changed. Except for the older lady who rented the apartments to us (and she only worked weekends) the change was a good one in some ways. Staff are overall friendly, especially maintenance. They seem to be trying to make the place better, but I think the problem is that the owners don't want to shell out the cash it would take to make it really nice. On the other hand, they are trying to milk the tenants. My 12 mo. lease ran out and, surprise, surprise, rent jumped about $70 bucks, with no additional services or better appliances.
I have *never* had a screen door on my porch like I am supposed to. My husband has reported this several times, and they just always say they are having problems getting the thing ordered. Well, it has been a year, that's all I'm saying. That said, all *major* problems have been taken care of quickly.
I think the thing that made me the maddest and shocked me the most was when we checked on a 3 bedroom. I moved to GA before my husband to take a new job. Since I would be living alone, I initially had to rent a 2 bedroom. But, when I went to renew my lease, we checked on a 3. Again, they are trying to fix the place up, but they don't seem to realize that no matter how nice they make it, this is still an older complex. (12-15 years, I think, but don't quote me). Other complexes in the area are much newer and nicer. So they put in new carpeting and appliances in the 3 bedrooms' This was long overdue anyway. Big deal, right' Well, the problem was, they wanted over $300 more than what I'm paying for this 2 bedroom, almost twice what I was paying when I first moved in. And the reason they gave for the high, high price--the new carpeting. Management wouldn't let them run a special with the new carpeting. Are you kidding me'!'! Don't they realize that after a few years of apartment living the carpets simply wear out naturally. Replacing them is a cost that the entire complex has to bear--not the individual renter of one apartment that was 'lucky' enough to get the new carpet.
I guess most of what I have said has been very negative. But there are some good aspects. For what I'm paying, it is still just about the cheapest rent around. If they don't jack it up again, we *may* consider renewing. The surrounding area is pretty woodsy, and my building is quiet enough. It seems pretty safe. Only the normal crime you'd expect anywhere around the fringes of Atlanta.
The bottom line--check around before renting here. Again, they've demonstrated to me that they are trying to fix the place up in order to justify charging higher rents. So if the rent is high--even comparable to other places--you may want to look elsewhere and get a newer place for the same, or even less, money. But if they cut you a deal, and you can see the actual apartment you will be renting to make sure the appliances are good, it might be worth it. If they could just realize that as an older complex their main appeal has to be price, they might do ok...

Just wanted to add, in the "overall review" category, I chose not to select "recommend" or "not recommend." The computer automatically interpreted my non-selection as a "not recommended." I'm really kind of on the fence. On the one hand, I'm not too happy here. But on the other hand, I think a lot of it goes along with the Atlanta area. So I'm not so sure how it compares to alternatives in the area.
