Not as great as they make it out to be...

I wanted to post my review of Lake Lanier Club so potential residents would have a good idea of what to expect once they move in. All in all, it isn't a bad place to live - but it sure isn't what it's advertised to be. Here's a list of its good and bad points, in my opinion. (I've lived here almost a year, btw)

Good Points:

1. The location. It's absolutely beautiful and landscaping seems to be well-maintained.

2. You have to have a valid U.S. identification to even tour the property. This elminates illegals from living on the property, a problem that's gotten pretty serious in Gainesville.

3. They handle maintenance requests in a timely manner. I've never had to wait longer than one business day for a problem to be fixed.

4. They don't screw around with not paying your rent on time. I happen to really like that, because it angers me to see people post a review that they've been evicted and somehow it's management's fault that they didn't pay their rent on time. They give you until the 4th of every month, then you are charged 10% of your rent each day after that you're late. If you don't pay by the 9th, they start the eviction process. No rule-bending, no excuses.

Now for the bad points...

1. Stray cats are a huge problem here. They are everywhere and it doesn't seem like management gives a flip what happens to them. Also, little is done to enforce the dog poop left behind by negligent owners. You really have to watch wear you step around here, it's kind of disgusting.

2. Management doesn't care as much about you once you become residents and have signed the lease. They bend over backwards to get you in here, but once you've moved in, it's difficult to get any help from them.

3. The amenities here are way overrated. The business center is advertised to have computers, copiers, fax machines, and internet. There are no copiers or fax machines, supposedly they were removed due to abuse by residents. You can bring your stuff to the leasing office if you need something copied or faxed, but refer back to point #2. The internet does not work there half the time. The gym is nothing more than a small room with pieces of equipment from the 80's. There are only 2 tanning beds here and they are also outdated. You have to pay a fee of $75 to use them, which sounds like a good deal, but rarely do your gate cards work to get into the building where the tanning beds are. The pools are nice, but they are always crowded with non-residents waving around beer bottles and smoking (which are supposed to be against the rules). Not good for a family. Which leads me to my next point...

4. Lake Lanier Club advertises to be a family-oriented community with no tolerance for disruptive residents and promises a quiet, tranquil living environment. This is false advertisement if I've ever seen it. I understand college-aged kids have the right to rent here too if they can afford it, but it seems like the majority of residents here are college kids. We've had consistent problems with our neighbors upstairs who throw parties almost every night, and management does nothing to help. You need to expect a certain degree of noise living in apartment, but when your pictures on the wall are shaking from the noise, it becomes a much bigger issue. We have a toddler who is constantly kept awake from this and again, management doesn't enforce a noise ordinance. Which leads me to point #5...

5. There are "courtesy officers" available who are supposed to handle after-hours noise complaints, etc. When you call them, they say they will go knock on the door and tell them to turn it down, but it's your responsibility to report it to mgmt. (Refer to #4) I waited outside to see if the courtesy officer would actually go tell them to turn it down and they never did. These people get half off their rent to do a job they aren't doing.

6. Bugs are kind of a problem here. We've had to call an exterminator twice to come inside our apartment.

If you have a young family and like your peace and quiet, I wouldn't reccomend living here unless you get on the top floor. That way you don't have to worry about anyone above you making noise. I wish they would consider putting all of the college kids either on the bottom floor or in one designated building. But for a temporary fix in today's mortgage crisis, it will do. Good luck!

As a leasing consultant here, I do have to say it truly bothers me that a resident feels that we do not care about them or other residents once they have moved in. I can personally say I know most of my residents by name and apt number keep in mind we have 657 apts here on property. I also know many on a persoanl basis sometimes I even know their families and pets by name. I take knowing and caring for residents very personal and would love the oppertunity for anyone who doesn't believe that we really do care to let us know and I and the other staff members will work hard to turn this around.

I myself am a resident of this apt. complex and I am very content with my living arrangements. NOT all your neighbors are going to be up to your standards but this gives the opportunity for all to have equal chance to live in a nice environment. The poop thing yes that is a problem but the residence are suppose to be responsible for this and if you see someone not respecting the rules report them. I have and it got taken care of. We don't live in perfect world but we must learn to live among each other. I would say that Lake Lanier is a great place to live in I don't agree with everything but the effort is truly there to make this community a safe , clean quiet place to live. Of course there is just that one complaint here among how many residents so get over yourself and learn to enjoy life the best you can and most definitely you can here.

I see both sides here. I still live here and the dog poop, stray cats, and thing about the pool are all totally true. I stepped in a huge pile of poop when I got home from work the other day. Everywhere you look there are stray cats, and I personally don't think mgmt does enough to fix the drunk non-residents at the pool. I have never had a problem with noise but if I did, I'd tell mgmt. If they didn't do anything then I might move, but since I've never had the problem I can't say one way or the other. I can say though that there are a lot of young people living here and not all of them are bad. If the noise caused me to want to move, I'd post it on the internet too. Oh and the first poster is also correct about the amenities, they could use some work. These apartments are pretty safe and a decent place to live, but there are points that could be better, like any place.
