Don't expect your deposit back

I lived in the community for 2 years and never caused any problems nor did I ever pay my rent late. There were several problems with the apartment complex.
1. Although there is a leash 'policy' for animals, it is not enforced by the staff. Dogs are free to walk without leashes. After informing the leasing office of this, they did nothing about it.
2. The units are poorly constructed. I lived in a first floor apartment and could hear every noise made by the above tenants. I heard them walk, talk, use the restroom, watch TV, cook, fight, and play with their dog.
3. Maintenance is not timely. Not only were the above neigbors loud, they also cracked their bathtub, causing my ceiling to collapse over my garage. It took weeks to fix the problem correctly. They fixed it once, and it collapsed again. Finally they were able to fix the problem...but they didn't clean up the mess. They left paint from the ceiling all over the garage.
4. DO NOT PAINT YOUR WALLS!!!!! I was given permission at move-in to paint my walls, which I did. Upon giving notice to move out, I asked what I needed to do about painting them back and was told just to prime them. So I did - I spent an entire day and close to $100 putting up 2 coats of primer. Then after moving out, I received my statement of damages and learning that I was being charged $100 to paint the walls.
5. They don't replace the carpet. I moved in after the complex had been around for about 2 years and they didn't replace the carpet. They are not replacing it after I lived there for another two years.
6. DO NOT HAVE A PET. The pet deposit is $500, and only $100 is refundable.
7. The units are overpriced! You might as well live in Atlanta for what you pay to live in the middle of no where in the Villas at Hampton.

*If you do move in, and I don't recommend this community to anyone, make sure you get everything in writing, everything. When you decide to move out, make sure you have the manager tell you exactly what you need to clean before leaving. Don't let them tell you, "just make sure it looks about how it looked when you moved in." They are cheap and they will charge you for every little minor imperfection. Ask for a list of items you must clean to avoid being charged.

If one of the agents tells you to prime the walls, get it in writing, don't just take their word for it.

Don't be tempted by the pretty landscaping and the so called gate. The gate only prevents people from driving in, it does nothing about people getting in. You can park your car at the gate and walk around into the apartment. And the landscaping is nice, but not an efficient use of your money.
