A 3 Year Tenants Review

------MY EXPERIENCES------
Upon moving in initially, I was told that they would allow us to go ahead and move in a little sooner, yet they did not clean anything : So I called them and they said they would send someone right over and that I should have told them about it. They simply tried to blame me! She cleaned the stove and swept. That was it. I was so angry. I ended up just cleaning everything myself!

Later that year, I started seeing some holes in the window seal of the master bedroom. I didn't really know what it was from, but soon figured out that they were from termites once I started seeing some mounds! I reported it to the leasing office and they said they would send someone on Tuesday. I kept returning to the leasing office for about 4 weeks trying to get them to finally do something about this, until one day I had simply had it.

I stormed in and asked to speak with the manager and told her how tired I was of the problem. I told her the experience and she responded by saying that I should have made sure she knew earlier. Again just trying to place the blame on me! I told her that I did let them know a number of times! I described what it was like sleeping in a bed knowing that there are termites at the head of your bed and wondering if they will swarm. I told her I wanted it fixed "Today!" She responded with the Tuesday answer and I told her that I have waited for 4 Tuesdays! I finally began yelling and making a scene since she kept trying to blame me. I then told her I would contact the corporate offices and I told her I don't care what she does but she is going to fix the problem. And I slammed the lovely stain glass door!

After much research I was able to track down a number for the corporate office (wish I still had it). I called and left a message describing the situation. I never recieved a call, but my termite problem was fixed the next day and for some reason the manager I had spoke with had been fired when I asked to speak with her that day. I am not really sure I lead to her being fired, but can't help but believe it may have been a factor.

Noise level, I have had 2 neighbors over the past 3 years that have made my nights pretty sleepless. The first one I was able to take care of on my own by simply calling the police on them a few times.

The more recent one liked to have lots of friends over and 2 in the morning and yell and scream/laugh all night. I called the police a number of times and they really never did anything. I told the leasing office and they responded by telling me that they can't do anything without a police report. Of course one wasn't filed on any of the 3-4 times the police had came out. Supposedly the leasing office contacted the tenant and told them to keep it down. However, I still experienced a lot of noise from time to time. Never had to call the police again. Moral of the story, if you call the police ask to speak with the officer and ask them to write up a police report, otherwise you have no weight when you go to the leasing office.

------MY SUGGESTIONS------
I would like to give you a few things that would make it easier if you do decide to live in Clarinbridge...

Ask for a copy of the walk-through sheet before the initial walk-through and make sure you check everything on it at the walk-through. Then make sure everything you have noted is on the Clarinbridge copy before you agree to sign it.

When living there, don't wear your shoes! This goes for any home really... It is just gross, I mean you walked all through all sorts of stuff outside, then you want to drag it into the living room/bedroom' That just doesn't make sence. Plus you need clean carpets for the walk-through.

Before moving out be sure you make time to spend one entire day just cleaning everything. Things to be careful of:
Vents
floorboards (I simply repainted these to get rid of the dust, after I cleaned them)
Inside and outside of cabinets
Toilets and Showers
Patio
Broiler pan
If they asked if you steamed the carpet then just say "Yes" assuming they are already clean.
Light bulbs
Nail holes in walls/doors
Spot-clean any overlooked carpet stains
The refrigerator and stove move very easily

------MY MOVE-OUT------
After 2 years and 10 months (yes they have a 10 month lease you can get if you ask nicely) of living there, I finally moved out. After reading all the reviews here I was super cautious about the quality of the apartment at the walkthrough.

I cleaned the place to the T and made sure every light bulb was replaced. The place looked better than the day I moved in.

It looks like I will be recieving all of my deposit aside from $35 for steam cleaning the carpets, which were impeccable. My wife is Japanese so we don't wear shoes in the apartment! Which is what I told the manager and she simply replied, "We steam all of the apartments when tenants move-out." However, I don't see why I really should be the one to pay for that' That is an expense of an apartment complex!

And then a $20 fee for the broiler pan, which wasn't even in the apartment when we moved in! For some reason the stupid lady who did our walkthrough when moving in circled the letter on the sheet indicating that there was a broiler pan! I went out and bought one upon moving in, since there wasn't one. Now we have to pay for the "missing broiler pan" since it didn't get noted on the sheet. How was I supposed to even know that there is supposed to be a broiler pan in the apartment'

My suggestion is to ask for a copy of the move-in inspection sheet upon moving in and to check it yourself as you are going through the apartment in the initial walkthrough.

I recall the initial walkthrough and I had told (not asked) the lady to note some things on the sheet. She did so only after I insisted that she note them. After the move-out walkthrough I really realized how screwed I could have been had I not made her note those things. Yellow/orange discoloration and small tears in the linolium in the bathroom and kitchen cracks in the paint in the closets, things like that. Just wish I would have noticed the broiler pan thing. Not that I would have had any way of knowing it should have been there...
