Rent is entirely too high for what you get, parking varies by building, the attached garages are nice.. Leasing office steals your stuff so make sure you tell ups/fedex not to drop things off there. Watch for them to send you notices every month, ranging from "you need to pay us 20$ more" even though they already cashed your check in full 3 days ago, to "you didn't pay all of you rent" because someone made a mistake and changed your rent after you moved in, to "we are watching you, but we are blind when it comes to crime". All in all a lot of nonsense stuff being stuck to your door at random times.

I want to mention crime, since the staff and apparently "residents" like to enforce the pet litter matters with such a zeal, yet they are oblivious to the garbage (used vcrs, cigarettes, plastic bags, junk cars) being left around the parking lot and immediate greens. The ravaging crimes that started in 2008 with tens of cars being broken into and at least 1 car actually being stolen from the premises went by with little care. I suppose having the annoying entry gates but no fence around the property helps curb crime... Guess not. Yet, no security measures have been taken of any type since then. They installed one extra outdoor light fixture that hasnt worked in the past 3 weeks, of course, they do not notice that. Alas, what should one expect from a leasing office that doesnt know how much you've paid them, takes your packages and tells you "its a courtesy, we dont care, go away, someone else must have picked it, now go away because we are doing you a favor". I wonder which dictionary they found their version of courtesy in; muggers comprehensive'

As far as the apartments, they are sold as luxury but are not. Cheap fan mounted light fixtures, dim kitchen lights, so so appliances, linoleum instead of tile. The mouldings are nice yes, but that's about it.. Noise is pretty high all around due to traffic, especially if you are on the side of the highway (I75) so beware.

This is a great place to live.. if you are never here or if you are a criminal, since you will not only get the full compliments of the staff, you will also get the blessing of the local police department (Kennesaw City) as VK is in city jurisdiction.

Otherwise expect constant nonsense harrassment with door notices, threats of lease temination (actually thats the best thing that can happen to you here), accusations of nonpayment of rent/utilities so make sure you have copies of all the checks they cashed from your bank. For everything.

Utilities are handled by ISTA, which if you've had it before needs no comment. You are charged a number of extra fees every month and the bills always come late so they can charge you the now (up from 10) 20$ late fee. Pay them online and don't bother with the paper ones; you won't get them in on time.

You get standard comcast cable for free but you are not allowed to install a satellite dish. Fair tradeoff. You have to pay extra for premium cable and hdtv lineup.

Power is handled directly by COBB EMC, which is great.

Maintenance is good and always comes promptly and fixes things fast. Yet they overlook a lot of things between tennants so make sure you test everything when you move in, as something will likely not work properly.

Other than that, pretty standard in terms of leasing procedures and contracts.
