Sugar Mill Apartments has the most unjust apartment lease agreement that I have ever seen. My wife and I did not realize it until we found our dream home and wanted to end our lease. Most apartments would require a 60 day notice and payment of a additional month of rent. We signed a 6 month lease agreement and we had to pay close to 5,000 bucks to end our lease. The month to month agreement, the six month agreement and the yearly agreement are not fair contracts. On top of that, there is no depreciation of renter responsibility of fair wear and tear of the apartment. Before you leave the apartment, you are required to steam clean the carpets regardless of how long you reside. We did not receive our deposit back and we had to pay for steam cleaning of the carpets. Do not be fooled by the false sense of "security" the complex gates are almost always broken on the weekends. The key code to the gate is common knowledge to everyone hence the key cards are ineffective. So, buyer beware, read over the contracts carefully and shop around for a complex that will allow you to fairly break the lease if you plan on purchasing a home in the near future.
