SUB: NOTICE OF MOVING OUT AT THE END OF MY LEASING CONTRACT I.E. JUNE 28, 2009.
This is to inform I am leaving Wesley Place Apartments in the end of my Leasing Contract. I already provided Ms. Veronica hand written 30 days notice on June 3rd, 2009. The copy of the letter was never provided to me even though I insisted for my record.
One month earlier, I insisted to show me the new apartment so that I can move from my existing apartment in which I have been living for a period of three and a half years without any maintenance and proper pest control. The Wesley Place staff never assisted me in this regard and I was told that the apartment will be shown on the last day of the Lease when there is no time or chance to make a decision about your assigned apartment. Instead of showing me the new apartment I ve been told to bring 75/- application fee and 200/- deposit for the new apartment, how is it possible that after continuously living in Wesley Place for three and a half years they have to charge me for credit check again. Didn t I prove after three and a half years that I was paying regularly my rent' Secondly it is obvious my lease will expire by the time they show me the new apartment and I would be left with no option other than move in this apartment or to stay in my old apartment and that is call my friends a permanently trapped with them (The Leasing Office) of not providing them the 60 days notice. Then eventually the staff would threat tenants by putting Market Rent on their credit.
Upon realizing the trap I gave them the 30 days notice in anticipation. Then the Leasing Office insisted on providing them with the 60 days notice which means I have to live here for further one more month but I have to pay Market rent which is $840/-. For three and a half years I have been paying rent $600/- and I strongly disagree that the Market value of this apartment is 840/- because of all the problems this apartment has and on top of it the Housing Market as we all know went down because of the economy crisis so there is no way Market Rent should be 840/-. My one bedroom apartment has only 640 S.feets. For 840/- I can stay at Studio 6 or any other luxury, quality Motel where they will change my sheets, I don t have to have my own furniture, cable, utility and most of all there wont be any cockroaches and I can leave the place without any notice.
I was also forced to obtain Renters Insurance which was 13/- per month. This insurance policy is protecting Wesley Place Apartments in case plumbing will break and the apartment will be flooded, leasing office will insist your renters insurance will pay for the water damages even if you didn t cause the problem. I strongly disagree with this policy because Land Lord is in the business to make profit and he should have obtained his own insurance for the whole property.
I have lived in many different states but never have experience such a treatment I had experienced in Wesley Place Apartments. I understand profit has to be made but not by cutting the corners, lowering living standards, cheating, misleading, lying and threatening.
I moved to Wesley Place Apartment in December 2005 and it goes without saying reason for leaving is the continuous failure of the Management to provide good living standard at the apartment. For example no running water for continuous 4 days in a row, ever since I moved in this apartment I submitted the checklist things that needs to be fixed never happened till date, I was living without an air-condition for continuous two months in Summer and no action was taken for the whole two months, Place is filled and crawling with pests, cockroaches ever since I moved in to this apartment and nothing has been done till date, Increasing my water bill without any proof of increased usage, there s no water meter for each apartment, no renovation, no carpet cleaning even though I was assured whenever I was signing the new lease. Sill there are no working lights at the Tennis Court, Only one swimming pool is open for the tenants in the whole complex, My name was never put in the Gate System, Fitness center was closed and turn into Party Place which can be rented by any one on weekends and tenants have to face a lot of Noise especially in the night time and some times Gwinnett County Cops have to come to calm down the crowd.
I cannot make the effort every time whenever there s a problem with the apartment to give the Management a written notice and ask for a receipt for a written notice. In short, this is not the way Tenants and Management or Land Lord relationship works. My obligation as a Tenant is to pay my monthly rent and Management (Land Lord) obligation is to provide what they have promised to Tenants as per Land Lord/Tenant Law. The Management has failed to provide what I am paying for and this is why I am leaving with only 30 days notice. By failing to provide what I am paying for I believe they ( The Management) are the first who broke the Leasing Agreement (No AC for two months, No running water for 4 days in a row, No pest control, No renovation, No carpet cleaning, No maintenance). I have come across many tenants complaining all the above and that s the only reason they (Tenants) leave so quickly. As far as the Water Billing is concern I have personally called Georgia Water and Power Department and I have been told that there is only one meter for the whole apartment complex. I have been paying to Wesley Place for water and trash 40/- a month for one person. I have asked the Management where s the Water Meter of my apartment and how do they know my water usage has increased because for a period of 6 months I have been working out of town coming back only on weekends. How is it possible that my water usage increased' I have been told the water meter is outside of my apartment so I went to check and there s no sign of water meter at all. To this I called again for the inquiry and this time I ve been told the water meter is inside of my apartment. Again I responded there s no water meter and they are just prorating the water usage for all tenants of Wesley Place Apartments. Recently they installed Water Meters because of the ever increasing complains.
In the end all I wanted was a new apartment which I believe I deserve after living in the same apartment for three and a half years without any maintenance. But because of the arrogance of the Management and Employees I am leaving Wesley Place and they are losing a good and on time paying regular customer. Sorry to say I have seen so many people being evicted from Wesley Place Apartments for not paying the rent. I was thinking that the Management will appreciate responsible paying customer but unfortunately I was living in Fools Paradise.
I am not exaggerating any of the above but explaining the truth and facts and can be proved with evidence. After what I have been through I think it would be a good idea If I would create my own Leasing Agreement which the Land Lord will sign and I will sign his Leasing Agreement. In this way the Land Lord will be fined for not complying rather then the tenants.
I leave the decision on Tenants of Wesley Place and respected readers to decide where I went wrong. I thank you for reading and understanding and please be careful next time whenever you are signing the Leasing Contract. Corporate crooks are every where not only on the Wall Streets.

to my experience spanish community lives here as Queens and Kings and they dont have to follow any rules and regulations because of the property manager and they are always privileged to pay their rent late and always given priority when it comes to maintenance work.

i too went through the exact same thing with the exact same person. i was never shown a new apartment before my lease was up and they tried to keep both of my deposits stating that i broke the contract that proper notice was not given when in fact i did give proper notice twice. I STRONGLY INSIST DO NOT MOVE INTO WESLEY PLACE APARTMENTS.
