I would consider myself a respectable resident of Arbor Crossings and have seen a lot of changes in the time that I have lived here. When I first moved in over 2 years ago, the apartment complex was neat, well-maintained and had courteous staff. Occasionally, I would hear Theresa "check" someone politely on their past due rent, but for the most part it was always an amicable dealing.
Now, with new management, they are lost! Literally. Questions are never answered directly, for someone has to always get back to you. The young lady in the front office needs additional training in property management and/or customer service skills. Management appears to be "untouchable," which makes for less of a "personal feel" to inquiries and concerns of residents. But, we constantly receive notices pertaining to rent being late in our doors. Go figure! The grounds have never looked more shabby; for I hate to have friends or family come over. The appearance of the grounds has everything to do with the outsourced lawncare team. They suck! Hedges half done, blowing of debris from clippings not picked up, etc. Maintenance within the complex takes 7-10 calendar days - literally to answer a call! Management ran off Julian, who was the best thing that this complex ever knew. He was knowledgeable and helpful and extremely professional. Now, nothing is considered "URGENT," but as management, shouldn't you consider ALL inquiries urgent because the tenants are the consumer of space. I am appalled by the lack of upkeep of the property, the lack of knowledge of the new management staff and the "shotty" residential documents that they strong arm you into signing as an addendum pertaining to the "market value of your leased space." What a crock!'!'
There have been several break ins for lack of secure measures that a tenant pays for when signing on as a resident of the property (i.e., gated community, the ability to place additional locking mechanisms on your doors/windows, security systems (if applicable), etc.), but management has duly stated that if a lease is broken due to the lack of "feeling safe" within the community, you will be charged 2 months rent for breaking the lease. To hell with your safety!!!!!!!!!!!!!!!!!!!!!
Rest assured, I will not be renewing my lease and will inform all that ask to stand clear of this property, for its a sinking ship! The new owners need to re-assess a number of factors to create a conducive and inviting living environment for its tenants, or its a shame to say that "Arbor Crossing" may have seen its last days.

BREAK YOUR LEASE NOW!!!!!! It is called a CONSTRUCTIVE EVICTION. Increased crime levels, and the ongoing roach infestation is forcing you to move. It will not go on your credit, nor can they hold your deposit or charge you any early cancelation fees. Call Atlanta Legal Aid and speak to one of their attorneys. They will confirm and instruct you on how you need to proceed. The residents of Arbor Crossing may even have grounds for a CLASS ACTION SUITE against Ventron Mangament who owns Arbor Crossing.

I'm a former law student and I have already moved from Arbor Crossings, knowing that I can break my lease on a constructive eviction. Now I am in the process of suing Arbor Crossings for fraud, breach of their contract by misinformation in regards to signing a lease. I really think they are pocketing money by misinforming tenants so that they can renew leases amongst other things I've discovered. I should be coming to court sometime in April or May 2008. If you or any former or present tenant would like to write an affidavit/statement or appear with me in Dekalb court about this place, please let me know by responding to calbearpine327@yahoo.com.
