I have lived at Wesley Kensington Apartments in Lithonia, Georgia since relocating from Chicago in August 2006 and am moving out September 2008. The staff is professional and courteous, the landscaping is always manicured, and the social functions make it seem like resort living with a sense of family. However, after multiple issues, I've decided NOT to renew my lease. When there is a maintenance issue that needs to be addressed, it takes days to weeks for the problem to be resolved, whether it is cleaning up the breezeways, which still hasn't been cleaned in months, changing a light bulb at the mail center or breezeway, or even increasing the water pressure. It took me 3 weeks to get touch-up paint so I could cover places that my furniture had scraped the walls. I followed up and was told they were waiting on paint and it would be sent to my apartment. It never happened. I had to follow up with the property manager that later told me my container had been sitting in the office filled for days. I had a whole in my linen closet door since moving in 2006 and finally had someone patch it when I submitted my intent to move with details of unaddressed work orders so I wouldn't be financially liable for any damages. I've gotten an eviction notice earlier this year because there is no organization. My rent check was "lost" after I've NEVER been late on my rent. I went to the office and called daily for a week to make sure the problem was resolved and still got a notice from a Sheriff after being told I'd have to pay a late fee and fees associated with the eviction. I had to escalate that process through the manager for resolution, again. I later heard a few tenants had the same issue. I've been charged for movie rentals that I've returned because of the lack or organization and processes. We have to use Snapping Shoals EMC for power and they are scandalous. I was charged a $400 deposit because I had no history of utilities in GA, because I moved from another state. They said it would be held for a year. After my first year, they refused to refund it claiming I had made late payments. After filing a complaint with the Better Business Bureau, I got my deposit refunded. There weren't late payments because I had automatic bill pay with through my bank so I had documentation. We have no choice for cable and Directv has to be one of the most unreliable providers as well. Renter's insurance is mandatory through Bader Ins, which I maintain, but seems like I should have the option of having coverage with my auto insurance. The Wesley Kensington staff is seemingly, willing to help, but there is not enough organization to provide the level of customer service I expect. For the money we pay, it seems we should have prompt service along with the courtesy. Regretfully, the gates are constantly broken, no fault of the management or property but it takes too long to get them fixed, which compromises my safety. I've had my radio stolen from my November 2007 and heard about break-ins, vandalism, theft and rape. It is the responsibility of the apartment community to inform tenants of possible safety concerns but have heard nothing. As of late, with the process of my departure, I was informed that the $75 I paid for a remote to the gate would not be refunded and that I should keep the remote. What am I going to do with a remote for this property' After speaking with other tenants moving out, they were never was charged for their remotes. I was also informed that because I didn't give 60 days notice, I would be responsible for an additional 18 days, prorated at market price and I would be charged $20-60/stain on the carpet or can pay a professional cleaning service to come or fees would be deducted from my deposit being held. That really is no way to conduct business. I plan on walking through the final inspection with the property's representative but it seems like the longer I'm at Wesley, the less organized and capable it has become. I'm glad I had the experience but would not move there again because of the safety concerns and lack of prompt service. I hope the details I provided will help you make an informed decision. I also hope I get my deposit back once I move.
