This is our second year - but only because we must

We're in a 3-br townhouse. When we moved in last summer, all sort of things were going to happen - the gates would actually work, maintenance would respond within 24 hours, landscaping was being redone, they had just added new tile and fixtures in our bathrooms...
Well. Gates have never worked once. Every time I've asked the office about it, I've been given a completely different story.
That might be because the managers change, and I'm not exaggerating, about every 4-6 weeks. Just when you start to develop a rapport with a manager or office staff, they're gone. And the new people inevitably know nothing.
The "new" fixtures are all out of whack - TP holders too far apart, so the roll can't stay on. Huge smears of caulk everywhere. One bathroom had its shower/tub resurfaced - it's been peeling ever since. The other is in horrible condition. The new tile they put in the laundry room and the bathrooms clearly wasn't seated properly, since many tiles either rock or are cracked. The master bathroom doorway had only plywood subfloor dropping directly to carpet - no rubber transition or anything.
In the kitchen, pieces of trim have fallen off and never been replaced. There are nails sticking out inside a few of the cabinets.
Speaking of nails, the carpeting is so old and thin that the tacking at the edges comes through and you can't step there for fear of lacerating your foot.
We use our laundry room as a workout room, since we figured we could use the on-site laundry. Wrong - that place is totally scary and not at all secure. I wouldn't go in there if you paid me. We go to Splash n Dash.
The dumpster fills up and overflows every weekend, creating a giant pile of stench, until the staff come on Monday and run the compactor again.
The maintenance guys are nice - when they make it to your house, that is. I don't think they're lazy, I think the office doesn't tell them anything.
The one time I called the "courtesy officer" he never came.
At least two packages that were delivered to the office somehow disappeared.
A new company just bought the place. Maybe things will get better. But until you hear so, don't move here. You'll be paying way too much for a low-quality apartment.
