I have been a resident since 2001 and have transfered to three different floorplans. While they have some of the most spacious apartments available in the Marietta/Kennesaw area they have definitely gone down in status. I also have seen the neighborhood go from a very lovely quite and afluent neighborhood to a lower class slum.. or as the older generation would say from sugar to ----!
Maintance
2004/2005-My most recent apartment was attacked by Ants. I had them come five time to spray and they kept returning. (Not to mention I actually went to the office or called nine times). I have had several lights not working since move-in (25ft ceiling hello) that I can not change. The complex has not addressed any of the repair issues I placed on my move-in form and requested immediately repair for. They even had a meeting outside of my window one day for over thirty minutes around 11am. I work the night shift and was pissed off to be awaken by employees of the complex chilling outside of my window while one of them was supposed to be fixing an air conditioning unit.
Management
The previous management (Michelle and Shalya) were prompt. New management has lost checks and threaten to change fees only to correct themselves and never apologize when they are found wrong.
Neighbors
2004-I had a neighbor above me who had a dog that kept shiting on the patio (lease no no) and pissed on a guest of mine enjoying the patio during a party. Talk about embarassing! The complex did nothing but knock on the door and tell her to clean up behind the dog. I had to handle the situation myself and she eventually got rid of the dog and cleaned my
patio.
2002-Another situation involved SWAT (I should have known to move then). There were stake outs for over three months at the aparment complex (GBI, Cobb county, and Marietta police). They busted in the apartment when the person they were looking for was not there but I aparently saw him drive by during the raid with friends and never returned to the complex.
2004-While viewing my third apartment before move-in with management, two fifteen year olds were standing outside drinking beer and siting on the car of someone they did not even know. Disrepectful little asses. They fight, dump trash in the common areas instead of the dumpster, and take their pets to ---- in front of people's doors and on the sidewalks. The sad part is that the apartment complex has dog stations but they are filled with trash from people's cars.
Construction/Noise
The construction of the buildings are poor. Insulation is nonexistant in a townhome. The fireplace does not have a chimney closer to prevent draft. The aparmtents are paper thin. I can hear singing, fights, people using the bathroom, and alarm clocks. The walls are very crooked. There are cracks from poor foundation settling throughout the apartments.
Parking/Safety
The complex is not as safe a it once was. There are several notices of break-ins throughout the past fours years. Recently someone had a seadoo stolen (a seadoo, you have to tow it). The gate has worked all of 11 months of the total past four years. I watch people bend the gate back, trail cars, etc. Lighting is very poor outside and there are pot holes that will damage you car seriously in the parking available outside of the gate. They placed cones up but that is it. Snakes have been present. Strange stray cats are always on a rampage.

At best, Moonraker Bay (former name, till 1998) was Virginia Ave.
