Once upon a time when this was Windcliff Apartment Homes this was a very nice community and residents felt fortunate and pleased to live there. The landscape design and maintenance was comparable to Post properties. The staff was helpful and involved. You could sit or entertain on your balcony and really enjoy an evening at home. There weren't even any gates. The location was very convenient to I-75. But that was a long, long time ago in a galaxy far far away. The only things that remain are the better than average landscaping and the convenience to I-75.
I was one of the more "tenured" residents-having lived there from mid nineties until last year so I saw the transformation most of these ratings complain about. There are still a couple of residents who have been there as long but only because they have no other options at the moment. Most of the old timers left a long time ago. The final straw for me was the kid who was a firebug who lived below us and set two fires within two weeks of each other. The first near the building was quickly doused by his father. The second was put out by the local fire department (but not before it singed about a quarter acre). Fortunately nobody was injured and no personal property was damaged.
But those scary close calls and thoughts of losing what little you have in a fire pale in comparison to the regular everyday problems. Regular notices about criminal activity were stuck in doors so frequently that people ceased to be alarmed anymore. Residents simply understood that their cars and homes were more likely than not going to be broken into.
A lot of this "bad element" was imported when a neighboring property owned by the same management company needed renovating. They transferred residents from that lower income reuired community into Lincoln Hills in order to clear the previous property for upgrades-in effect turning Lincoln Hills into a slum. The gates were frequently destroyed as residents and visitors without access cards repeatedly rammed the wooden arms and steel gates (access cards were $25 each-guess to much to pay).
Cars and trucks speed through the community with no regard for children or adults. Parents have completely failed to control their children of all ages (hence the firebug). They allow their kids to pollute, litter, and otherwise vandalize the property (saw one 10-11 year old kid pissing right across the street in broad daylight!). The smell of illegal drug smoke is apparent. You don't dare walk in the grass because of uncollected pet waste. Common courtesy is nonexistent.
Lazy neighbors pile trash in the breezeways, creating an unsightly stench and somehow they never get fined as the management company promises. Residents often pull in the wrong way at the small mailbox loop, blocking traffic and defiantly sit until the person who pulled in correctly backs up and out of their way.
At one time the beautiful pool area was family-friendly but in recent years it has become a safe zone for criminal conduct and lewd activity. I refused to let my nephews/nieces swim in it because I'm certain residents and visitors continue to have sex in it and the hot tub.
Recently the local police department shot and killed a man they were serving a warrant on. Residents of the nearby complex in walking distance routinely lounge at the pool.
Even college students complain and they're notoriously tolerant of less than stellar living conditions.
If you want peace of mind, safe environment for your family and friends, mutual respect from your neighbors....keep looking. No matter the bargain or move-in specials, you'll spend your workdays (or nights) wondering if your door will be kicked in when you return....
If you're an aspiring street level drug dealer you'll likely find this environment profitable but even you will want to live somewhere else.
