Plantation Ridge
AVERAGE RATING

We have lived here for about a year and a half and felt I needed to post my thoughts on that time.
If you're looking for a 2 bedroom apartment, the layout is fantastic and there is a lot of room. We truly love the layout of our apartment. The buildings are old, so the construction of them isn't on par with a building that was built in the last 5 years. We live on the 1st floor and rarely hear any of our neighbors, so they must have built them pretty well.
We did have a bit of an ant problem (they were coming through a crack in the kitchen window sill), but once the crack was sealed we have not had any more problems. There have been a few palmetto bugs, but we believe that is because our apartment is on the first floor and right next to the woods, so there are bound to be a couple regardless of how spotless we maintain our home.
There is a new property manager who seems to really be on top of things. Since the new manager took over, there have been several improvements to the property. They repaved the driveway and made sure all the lights in the complex were working. They even installed lights on the back of buildings that did not have them, so it's no longer pitch black in the back of your apartment. The office staff is very helpful, even if the answer you receive isn't the one you were hoping for.
Maintenance staff seems to be overworked and under staffed. I wasn't thrilled with the way maintenance requests were handled - several times they were in closed status but had not been resolved and I had no explanation on why.
The biggest problem however seems to be the crime that is rising in this complex and seems a lot of people share this view as lately it seems I've seen more people moving out than moving in. The community itself is not gated and there is no fence around the complex - it's very open. I believe if they were to invest in a gate and a solid fence around the facility they would see less crime.
The younger kids on the complex really don't seem to care about much of anything except getting in your way. They are constantly roaming the streets and will not get out of the way if you're driving. There are also several pets that are allowed to roam free around the complex. Fortunately I haven't hit anyone or anything but I'm surprised.
Also, we made several improvements to our unit. We installed a steel door on the rear porch and we installed an alarm system, however the complex could care less. They would not give us any form of credit for installing these upgrades. Personally, I think if someone is going to improve your property value that you should have some sort of reward because the property will reap that reward when we're gone.
For the price, the place is okay but if you can afford to live elsewhere, it's probably not a bad idea.

Plantation Ridge sucks. Too much noise. Management won't enforce the lease agreement when it comes noise violations or grilling on porches and stairwells. It's no wonder that a building burned down last year. I guess it's ok if you like loud thumping bass music at 2AM, love to grill, and don't mind losing all your possessions due to the negligence of your ignorant neighbors. You get what you pay for folks. If it's a deal, there is a reason.

Beware -- there have been several notices in the last few months about apartments being broken into. The complex does not seem to do anything about it except send a letter out a few weeks after the incident. The apartment break-in's seem to be growing in number, so if you move here make sure you have a safe apartment. Many of their 1st floor apartments have only a storm door between your apartment and the outside -- make sure you get one with an actual door installed, don't trust Plantation Ridge to do it for you!! It probably wouldn't hurt to have an alarm system too. Unfortunately it doesn't seem management is doing anything about this, other than sending out notices that it's happening. There is absolutely no security on site.

It took them over a week to fix the thermostat in winter, and our ceiling in our sun room collapsed because of water damage. Everything was a mess, they only picked up the large chunks, and it took them forever to fix it. Right now a month later we find the ceiling in the kitchen dripping water out of a patched area. Its from the bathroom which the whole floor needs to be pulled out. What more can go wrong!!! I'm looking how to break this lease. We have twin newborns and cannot live here any longer.
