Numerous Maintenance Issues

I've only lived in this apartment complex for 3 months and already I've encountered a number of maintenance issues. The problem doesn't lie in the Management or Maintenance, but in the apartment itself. The Management is accommodating and the Maintenance usually complete their work orders on the same day.
The apartment is spacious, but upon closer examination and spending more time in the apartment after moving in, things started to fall apart.
First of all, this apartment complex has had problems with the gate being broken a number of times due to rude tailgaters who have either forgotten their gate key or guests of residents or trespassers. From when we first moved in, 3 months ago, it has been broken at least 4 times. Usually, they have fixed it within 2 weeks.
Other problems within our apartment include:
1) Broken Door Chain - The wood frame around the door where the chain is attached is weak. When I opened the door and broke the wood frame when the chain was attached, I was shocked and frightened. If I, a petite female can break that, it would be very easy for someone else bigger than I to break into our apartment.
2) Broken Refrigerator Handle - When I opened the door of the refrigerator, it simply snapped off.
3) Air Conditioner - Before moving in, future residents must inspect the apartment and note any issues that need attention. I remember specifically noting that the vents are full of dust and the AC Generator had taped up all the pipes with DUCT TAPE. The vent on the Generator was coated in dust as well. Even though I had brought that to their attention, it was not cleaned or repaired.
Recently, it has been 75-80 degrees outside, but inside the apartment it feels like 90 degrees. The one window in my room is stuck and cannot open. I've had stronger people than I, attempt to open it as well and it seems to have been sealed shut. So, for the past couple of days, I had slept and woken up covered in sweat.
4) Noise Level - The walls are pretty thin, so I've actually heard people in conversation, loud music with bass vibrate the walls and people being involved in other strenuous activity.

Like I said before, the problem mainly herein lies with the old age of the apartment and the lack of attention to major repair/update problems, not the Management or Maintenance themselves. However, I would advise the Management to:
1) Thoroughly inspect the apartments prior to having the residents move in to avoid the hassle of residents calling in with problems every 3 weeks.
2) Don't repair just the cosmetic issues, but the internal issues as well like the AC Vents/AC Generator Room.
3) Fix the broken gate within 24 hours. [Refer to the "Broken Window" theory] If the apartment complex appears to be maintained properly on a daily basis, it will more than likely not "invite" trouble. Also, the rude and impatient people that keep on breaking it will get tired of ruining their cars (assuming they have cars that are presentable).

Other than that, the good things about the River include: living near the Chatahoochee Park, good parking spaces available and having easy access to I-75 and I-285.
