I have lived here for years only because I cannot afford to move. It was great for the first year, but then management and maintenance entered a revolving door. I have had a rat in my kitchen due to a huge opening in the wall behind my stove, possums in the attic due to rotten eves (no gutters), and roaches. Pest control is incompetent - I now do my own with better results. Counter tops are painted with latex paint (that's just stupid) and many tubs are peeling from prior enamel repairs. My heat and A/C go out at least once a year (took a lawyer to get it fixed one summer). Repairs are made only after weeks or months unless I threaten to repair and deduct - God forbid it goes out on the second of the month. I had to fix my own dishwasher - after 2 attempts by staff, I took it apart to find it blocked by plastic and broken glass (how hard is that to figure out'). I can't say all maintenance is incompetent, but they clearly have no management support or oversight. I have had to call police a number of times due to 4 am parties, ear splitting car stereos and domestic violence. We've had a car jacking, a naked peeping tom, and break ins. The parking lot floods because pine straw washes into the storm drain, but they don't take responsibility for it. Tips - consult the Georgia Better Business Bureau, look up constructive eviction, know Georgia tenant's rights, document everything, and above all, don't sign a lease here!
