I have been living at Westminster Square for almost two months and although I haven't been here very long, I believe that renters need to be aware of certain conditions before getting caught up with the surroundings (well kept). I moved from Florida to Westminster Square through Promove with my 4month old baby. When I arrived at the complex it was really well kept, quiet and it is affordable. However, the bad outweights the good..I wish they would maintain the tenants apartments as good as they do the surroundings.
Whenever it rains the carpet in my master bedroom where me and my baby sleep at night is wet with water from outside. I contacted the apartment complex at least 4 times via phone and they assured me that the problem would be fixed. Their idea of fixing the problem was running a wet vac and drying up the area, which only lasts until the rain falls again and then we are back to square one. I eventually decided to write a letter to the leasing office and did a follow up visit the next day to speak with the rude manager since they did not respond to my email and I know they received it. I informed the manager of my consultation with a lawyer regarding the rent because it is unfair for me to pay the same amount of rent for a possibly mold infested apartment compared to other tenants who don't have this problem. This problem has been ongoing all month. The MANAGER told me he has been in the business for 17yrs and I would not win my case, therefore, it seems he thinks he is above the law... I am sure he would not pay to live in an apartment with wet carpet..but then again he doesn't care because he does not have to. I have given the complex three(3) business days in which to rectify this problem. I will not be staying in the apartment until repairs are done. If they do not meet the deadline, I will be moving out of the complex and finding a suitable/healthy place for me and my baby to rest our head at night. They never offered to move me to another apartment or provide any remedies while they correct this problem. I will let you know if the problem was fixed or if I had to move to another complex due to this inhabitable condition.

Hello all future and current residents of Westminster Square, I would like to take the time to acknowledge and appreciate your comments, concerns and compliments. GFI takes customer service seriously and uses the constructive criticism and feedback to make each and every residents experience at Westminster Square better on a daily basis. As part of the property's beautification project we have completed a conversion from centralized gas boilers shared by all apartments in each building to energy efficient electric water heaters in each apartment! This will help in adequately providing hot water for longer periods of time in all apartments as no one is sharing hot water heaters. As wonderful as the finished product of the project is it didn't come without inconvenience during the process and we greatly appreciate all of our current residents patience during the difficult conversion process. We do truly apologize for the inconvenience it caused. If you weren't aware, this project was just one of the changes since GFIs acquisition date of May 14, 2008. I would venture to say that 99% of these changes were for the better. Due to the condition of the community when we took over, it has definitely been challenging to bring everything up to par. We have implemented several new programs and ideas to correct the property's efficiency, and I can assure you they will be corrected. Also to answer some of the other questions in the previous posts, YES we do have 2 Courtesy Officers that live on site and they are both Police Officers with the local departments, YES we do have several amenities to offer such as a Newly Renovated Fitness Center, 3 Swimming Pools (2 under renovation), 3 Lighted Tennis Courts, A fully stocked lake and viewing platform, Playground area, Cyber Cafe and a Puppy Park. Remember, we contact 100% of our residents every month during our ??How We Doin??? follow up calls, so if you are having issues please voice them at this time and we will take care of them. Thank you all for your time and understanding. We really appreciate you all as residents at Westminster Square!

Are you on a first floor apartment and is it one or two bedrooms? Please let me know, as I had plan on moving into Westminster later this summer. I am moving from one nightmare and I do not need another. And if you don't mind me asking how is the safety? quietness compared to neighborhood kids? crime level, if any? any other problems with the apartment besides water damage and maintenance's response time?

I'm in a 2bed first floor apartment. I have not had any issues with safety thus far, but the gate remains open although upon leasing the apartment, the agent assured me the gate was being repaired and would be working by the following week...its been a month and the gate has not been working...so you can just drive in and out as you please. However, I don't see any stragglers around the complex..its decent. In terms of other renters in the community, it is very quiet...the only noise you'll hear is from the planes and it honestly doesn't bother me as it may bother other people. The complex is definitely not in a high crime area as far as I know. Hope this helps.

I've been living at Westminster Square for almost a year and I've found maintenance to be very on top of their game and professional in regards to being prompt and efficient. As with many jobs, some people are more apt than others. I think I've been lucky in regards to when I've needed maintenance to come out and fix something. However, to be honest with you, I'd take a look at some of the other apartments around and bring someone with you who might think of questions that you may not think of. One of the things that I didn't think of before moving here was to ask if there was a courtesy officer who lived in and patroled the community. Most of the apartments I have looked at recently have them. In the period of time I have lived here, I have only seen the gates work a handful of times and I don't want to scare you off, but because of this it's easier for people to come in and out and do who knows what. No one is completely immune to crime, but I do believe that all precautions should be made to at least try to reduce them. I'm not going to go into every detail that has gone wrong for me here, because "one persons trash, may be another persons treasure." I know that many people use these sights to bash their current living situations and get their frustrations out, which for some is very therapuetic, but at the same time, we all have to remember that everything happens for a reason and sometimes life puts us someplace where we are meant to learn from it. I don't know what your current financial status is, if you're married, a student, a young business professional, etc. Come to the apartment complex with a list of questions prepared in advance and ask those same questions at a few other apartments. Again, bring someone with you. When you are done, go home and look at what you wrote down either the next day or a couple of days later and pick the one you think is best for you. This strategy generally works for most things in life too. I wish you the best. Good luck :)

As most of you already know Westminster Square has seen a lot of changes since GFI??s acquisition date of May 14, 2008. I would venture to say that 99% of these changes were for the better. Due to the condition of the community when we took over, it has definitely been challenging to say the least to bring everything up to par. We do understand that it is frustrating when Maintenance doesn't respond to work orders in a timely manner. We as a company can sympathize, having many GFI employees living onsite whose work orders have been dropped in priority to expedite all of your requests. We have implemented several new programs and ideas to correct the property??s efficiency, and I can assure you they will be corrected. Furthermore, I would like to offer each and every one of you my personal email address so any questions or concerns that you have can be answered directly from me. We have had several instances where "guests" have forced their way in and damaged the gate which in turn costs us on average $1,000 per week to have repaired. Regardless of the costs they have been repaired and will be on Friday. Also, don??t forget the ??Westminster Square Stimulus Package??, refer 3 new prospective residents to us in the same month and we will pay you $3000.00. My new neighbors has no idea what they're in for. The apartment that he moved into has been flooded several times and I've seen at least 3 different tenants move out shortly after moving in due flood.I plan to warn them to at least get flood insurance i.e if they decide to stay...lol.

FYI. I am moving from california in a month and wanted to assist you with your rain problem. I love my maintenance people but they are so busy I had to step in and do something about a similair rain issue. My son's room, downstairs also had a rain problem. It happen to be this bad smell that made me realize what it was. I was lucky enough to catch it before the wet carpet damaged my computer which was all sitting in same corner of his room with wet carpet. I went to home depot. Being a fixer I was sick of waiting for maintenance to fix a wet carpet issue. I brought this stuff in a can that foams up and them dries hard. I pulled the carpet back and notice a slight space between the bottom of the wall and the foundation. I used 2 cans and then used my own fan to let carpet dry. I had no issues and let office know although I was their friend they should have did a better job for me resolving this issue. I also wondered what the previous tenants did because that room was un livable. Once dried I put carpet fresh down and vacuumed it. Now your probably saying that is way to much. Well I was sick of the issue and resolved it.

dear anonymous I am moving from florida to georgia and am looking at westminister as a possible place to start my relo. I'm directing this to you because like myself,I am also a do'er. I like your honesty, so the most important thing to me being a single female, is safety. I heard of the gate problems, however, that is fixable. What type of a community is it? "coming from a peaceful point of view".U know a peace of mind is worth millions and everything else is fixable. And to "truly dissapointed", don't ever let anyone tell you whether or not you can win a lawsuit just remember these words "breach of contract" I'm starting to realize that the south plays with it's own deck of cards ,however, there are some laws in place which protects the consumer and the 17 year manager uses that tactic,along with lies to defeat you, check out the state of georgia's "dwelling", "tenancy" laws because i'm sure you would not have signed up for that kind of situation with a newborn baby and all. But the biggest thing is to make sure you document your complaints dates and times and whom you spoke with because that is how they will get you in court "reasonable time". What is reasonable? keep it documented, if they don't fix the problem not only can you win but you can possibly get your investment back along with court costs.
