Overall Decent Place. Few Issues but nothing too serious.

I have lived here for a while now and I am weighing whether or not I want to stay after my lease is up. The grounds are really nice and they have pretty well kept apartments. The Staff is great, the units are nice, the neighbors generally keep to themselves, (no police cars in and out or anything like that), and I think that the new management REALLY did wonders for this property. The only drawback: The airplanes, the broken gates, and the maintenance. The planes aren't the fault of management and I understand and accept that. The Broken gate is caused by people trying to get in by following another car into the complex (which happens pretty often). Hence the gate always being an issue. Management even had to ad another "blocking pole" (don't know the proper term for the iron poles next to the gate) to prevent people from trying to ride underneath it to enter. Which anyone in a small car could do until it was installed. Again that's a tenant/common sense issue. Which brings me to MAINTENANCE. This is the only drawback to living here. I honestly don't think that the maintenance guys know anything about maintenance at all. When I first moved in my bathtub was painted over and the paint got into the drain and caused a blockage. The guy came out poured "roto-router" or something similar into the drain and all that did was make the water that had backed up after I took a shower blue. Then he had the bright idea of pouring paint thinner in the drain. That worked but it stripped area around the drain of paint and they had to repaint the tub again. And it made my apartment stink for hours. Then during that same week (keep in mind I had just moved in) The heater worked. That is not a typo. The heater worked great. It just wouldn't turn off! After the maintenance man came out for the third time trying to figure it out before the place caught fire. He just decided to replace the unit which he explained would take upwards to two weeks because he had to order parts. Which was understandable. So after a month I started to get worried. I called up the office to see if the parts had arrived for my unit and spoke with Becky and I don;t think she knew anything about the issue but told me she would contact maintenance nad have them come out to my unit. She did and the arrived with parts in hand. Which had conveniently just arrived the previous day. (yeah fricking right!) So after the parts were installed, the $354 power bill that I never got reimbursed for was paid, and everything was working properly I never had to call them again. Thank god. I have no issues with this property save for my rough introduction to the maintenance staff. I would recommend it to another potential tenant. I don't mind the airplanes, I don't mind the gate (the area is low crime anyhow), and I think they improved maintenance since then. Overall great place to live if you're in the market for it. Just a little out of my budget for this year. Economy isn't what it used to be and the legal industry was hit hard by it as well. If I could afford it i would stay for a few more years.

I can't believe, that even after all that complaining about maintenance, that you still rate the apartments as a 5. Maintenance is an integral key to living in an apartment and you may have to deal with them again. Also, most apartments have a courtesy officer that live on the grounds and patrol them regularly. I live here too, and there is no courtesy officer or anyone who patrols the community. I'd personally feel more comfortable with a courtesy officer living here, and with working gates. About 2 months ago, I was woken up in the middle of the night, along with some of the neighbors, by the sound of gun shots. There was also a man mugged in broad day light walking to his mailbox to get his mail. There is also questionable activity about what goes on in the laundry room. Now ask yourself, do you still think you live in a safe area?

I do. NO area is 100% safe. Even the president isn't 100% safe. You can have an entire squadron of courtesy officers patrolling the grounds and the person who was mugged next to the mailboxes would have still been mugged. Crime happens when opportunity meets desire. If a person WANTS to rob you then they will if the opportunity presents itself. If a courtesy officer was on duty and just so happened to be patrolling the rear of the complex on his regular rounds then what would have prevented the man from getting mugged in the front of the complex? I'm not defending Westminster's' decision to not have stronger security. I do agree that the gate is broken very often and has been broken for over a month now and I think that management should be doing everything in their power to fix it. I don't know exactly what the problem is but it's been far too long to leave it unaddressed. Now as far as the gunshots goes. That is a simple explanation. This is America. People own guns. It just so happens that some of them are idiots and criminals. Again I reiterate the fact that no place in this earth is 100% safe. People get shot and robbed in Wyoming and people get shot and robbed in Switzerland. If a person wants to shoot and rob you and they have a gun. Odds are you're probably going to get shot and robbed. I also heard the gunshots go off in the complex that night. And that was that first time that had ever happened in the complex since I have lived there. And you left out the part about 5 police cars responding less than 5 minutes after the shots were fired. I don't know who fired the gun but there were no ambulances' coming into the complex so I am assuming that no one was injured. It was more than likely some stupid person (stupid people own guns too) who just purchased a hand gun trying to see if it worked. Have you ever heard shots fired there before? Where there any shots fired after? Oh and by the way, there is a police officer that lives in the apartment next to me. And there is another that lives in the apartment in front of the pool area, one that lives on the ground floor of the building at the front of the complex and also a customs agent that lives somewhere in the complex (saw him at the gym about a week ago). Just talk to your neighbors; you'd be surprised what you find out. As far as the laundry room goes. I can't comment on that because I've never used it and I honestly have no idea where it is. If people are doing anything illegal or immoral there then all you have to do is put a call into the Cobb County non emergency hotline when you see it happening, give them a description of the person(s) and what they're doing and an officer will come by and check it out. There's usually one at the old Shane Company building next to the complex checking for speeders anyway. (at least there is when I come home around 7:00) and as far as maintenance goes. Like I said after I aired out my gripes with the maintenance: "I believe that they changed the maintenance staff"or they gave them a refresher course or something of the sort. My neighbor (aah, the joys of speaking to neighbors) had an issue with her refrigerator going out about a month back and they got that fixed the next day. She lost a gallon of milk and was kind of upset about them not coming out when she called them (around 8 that night) but I personally think that the job was done rather timely. I know they say 24 hour maintenance but that is for emergencies. I know that she would disagree with me but that wasn't exactly an emergency. So with that said, If you're looking for a place to live that is going to be a 100% perfect, no worry environment, where no one will bother you and you don't have to worry about crime and all the troubles of idiotic human behavior then PLEASE let me know when you find it so I can move there too. If you're looking for an environment that is relatively safe (and it is) then this is a good place to be. The management team has always addressed my issues and they try to accommodate as best they can. Just give them a call and tell them how you feel, find out what they can do about it, and follow up. They can only fix problems that they are aware of. Our just start a tenant "Neighborhood Watch" if you're really concerned about safety. I'll join. And I'll invite my neighbors.

Hello Future Residents and all of my current Residents!
I would like to start off by apologizing for inconveniences that any of you have experienced in the past two months. As most of you already know Westminster Square has seen a lot of changes since GFI??s acquisition date of May 14, 2008. I would venture to say that 99% of these changes were for the better. Due to the condition of the community when we took over, it has definitely been challenging to say the least to bring everything up to par. We do understand that it is frustrating when Maintenance doesn't respond to work orders in a timely manner. We as a company can sympathize, having many GFI employees living onsite whose work orders have been dropped in priority to expedite all of your requests.
We have implemented several new programs and ideas to correct the property??s efficiency, and I can assure you they will be corrected. Furthermore, I would like to offer each and every one of you my personal email address so any questions or concerns that you have can be answered directly from me. It is (tpistone@gficap.com); please feel free to shoot me a line!
Also to answer some of the other questions in the previous posts, YES we do have 2 Courtesy Officers that live on site and they are both Police Officers with the local departments, YES we do have several amenities to offer such as a Newly Renovated Fitness Center, 3 Swimming Pools (2 under renovation), 3 Lighted Tennis Courts, A fully stocked lake and viewing platform, Playground area, Cyber Cafe and a Puppy Park, YES the gates are fully operational and will be turned on Friday, June 19th. We have had several instances where "guests" have forced their way in and damaged the gate which in turn costs us on average $1,000 per week to have repaired. Regardless of the costs they have been repaired and will be on Friday.
Remember, we contact 100% of our residents every month during our ??How We Doin??? follow up calls, so if you are having issues please voice them at this time and we will take care of them. Also, don??t forget the ??Westminster Square Stimulus Package??, refer 3 new prospective residents to us in the same month and we will pay you $3000.00.
Thank you all for your time and understanding, please don??t hesitate to contact me!
Sincerely,
Tony P.
