I wish that I was able to "test drive" the "Luxury" apartment as the fixtures are dirt cheap. The ceiling fans in the living room which has no overhead light by the way. It is a 2 bedroom and a ceiling fan needs to be in both rooms. the insulation is terrible!!! In the smaller bedroom, it is cold in the winter, and now that it is spring, the room is like a hot box. There is air that seeps from the windows and I was told to put a towel there to stop the cold from coming in. They state to keep the temperature at a certain level in the summer. The carpet is dirt cheap. There are only two adults here and if there were children, lords knows what the people that residents carpet might look like. I have been waiting on a service call for months. The parking sucks. My handicap sticker was stolen from my car. The stairs are unstable. There is totally no privacy!! I have heard my neighbors sneeze, not to mention putting the soap down in the soap dish while taking a bath. That's why they say that after 10:30 is quiet time-no washing clothes, dishwashers, etc. It is like a glorified college apartment. The balcony has individual wood slats for the flooring and you can see the neighbors from your porch or if you have on heels you could get them stuck. You have to barbeque in designated places on the property behind certain buildings with no table just the grill and a bench in the pine straw yard. They have move in specials because nobody wants to stay here after being here for a month. The appliances are very cheap. There is no sprayer for the kitchen sink. The oven is not self-cleaning and I have cleaned it 4 times in 6 months. there are craters in the floor where there are dips. The utilities are sky high. Water bill with little or no use $33 average per month, $110 per month for electric. They make you pay for pest control 7.50 per month but nobody comes once a month. They take pride in being the yard of the month where each week the grounds are immaculately kept. For luxury one would think the countertops would be marble. This place has low rent quality with high price rent. Why do they continue to have specials'''

Maybe I live in a different building, but so far I have not heard my neighbors but a couple of times and it was of no significant sound. I placed a maintanence call twice and they have honored my request the same day. Parking is plentiful at my building. Pest control personally, I would rather be completed exterior vs interior due to chemicals and when treated exterior it should cease the interior issues. Maybe you have not looked at other choices, but I have and the rent is comparable, not to mention the grounds are nicer at the Villas. Carpet in any complex has to be that of poor quality due to having to replace it due to lack of care by tenants. Yes I have a dip in my foundation, I have seen that in homes of all prices and over $500,000. If you want luxury in an apartment then realize marble countertops would be more costly. Your complaints are found in homes and apartments, due to the lack of inspection when constructed. Apparantly you are not familiar with issues in construction of homes that are $300,000 . It is rare to find any resident that has not had settlement, insulation issues,etc. After looking at all the apartments locally, The Villas was the best space, exterior and interior for the dollar. I really think that you need to realize that living in an apartment there will be some noise and some things won't be perfect, but they are not in most homes either. If you think neighbors are nosiy, children in the street, not to mention some don't cut their grass, and the list goes on, concessions are wherever you live unless you live on acreage. Just remember you don't have to pay for the issues to be rectified. Up to this point and time the staff has done the best they can do. The visitors we have had, have been quite impressed at how well kept the exterior is and how quite our unit is. The only complaint I have is that not all the dog owners clean up after their dog which is totally irresponsible since I do not care to see their mess and why would anyone be so inconsiderate and leave their mess for others to endure. It requires taking responsibility for your animals, please don't disgust others by being lazy and having our family members endure or step in your dog's mess. I do see most people being responsible for their dogs, but some must think it is the responsibility of others to clean up after them.
