I have lived here only a year and have had the following experiences under both the old management (Ashley Lakes) and new management (Highland Lakes):
1) UPS packages repeatedly stolen from my doorstep.
2) Repeated police activity, both stakeouts and the usual eviction escorts.
3) Illegal drug use and sales, including finding dime bags laying around the parking lot.
4) Repeated requests for repairs go ignored or improperly executed, even security-related repairs such as a window not having a lock.
5) After being locked out because the sliding porch door was broken and locked itself, management informed me they didn't "do let-ins" and I'd have to call a locksmith, who then had to drill through the deadbolt, replace the lock, and charged me over $300.
6) The upstairs neighbor's dog was kept on the porch, on which it defecated and urinated. The neighbors swept off the excrement, some of which fell down onto my porch through the cracks.
7) Dog feces litters the grounds and occasionally the sidewalks.
8) The lake and parking lot are filled with trash.
9) The new management left a note saying my month-to-month rent after my lease expired would go from $605 to $640, plus the water. After paying the rent, they called me the next day saying I owed them $115. I told them their previous letter stated otherwise, and they said it was incorrect, that my rent was now $755 (market rate) plus $100 (month-to-month fee) plus the water ($35). They then tried to get me to renew my lease. Un-freaking-believable.
My wife and I are in the process of buying a house, and the treatment by the management is making it more difficult than it should be. I highly recommend that Ashley Lakes, now known as Highland Lakes under the new management, be avoided. If you sell drugs for a living, however, you'll find a healthy market.

I just moved here in feb and am rather upset about ttheir attitude as well. the new managers are with a invest property company. They are supposed to come in a rebuild, repair and renovate. But they are not there for the people and tenetnts they are there to make this investment property pay off.
I too have found drugs and stuf flaying around plus the restrooms at the pool are used for drugs. I had to walk my little girl through pot smokers in order for her to use the bathroom. Now I just let her pee in the pool. It's much safer. there was also a gunshot last weekend that has me rather concerneed about who they are letting in. It amases me that the drug delaers are still there as they make no attemp to hide themselfes.
If they try to raise my rent more then 40$ at reneuwl I will take them to the board that ovverseas apartment managers an companies. If more people take a stand against them they will stop taking advanatage of us. they want us "special prices" to move out so they can get int here pretend to renovate and then up the rrental to 700$.
We are losing many of the apartment perks your supposed to get. Saft delivvery of pacjkages, certified letters signed for, lock outs taken care of, a pool during summer months. (it just opepend)

I agree w/ the management, now Maria(apt manager) isn't too bad, but that dat blasted Tasha, she has the nastiest attitude that I've ever dealt w/ in an apt community, I can't stand that chick and I don't deal w/ her when I go in there, bc Gwinnett Co would be over here putting me in handcuffs.
They need to tear them down and start over, these bldg's are as old as I am or older and Im in my 30's....
They want to raise the rent, for what, that BOOTLEG RENOVATION they call themselves having done, they want to raise the rent for lighting and carpet in the new apts, they really need to get the holes where the waterbugs come out of fixed, like I said, tear it down and start over...Miles Properties is pretty much taking over peachtree corners bc they bout out eagles landing @ the top of peachtree corners....
I'll be glad when my lease is up so I can move...its a mess over here...

I had the exact same problems with the locksmith thing (I also had to shell out to get back into my home) and my upstairs neighbor's dog! I've been sticking it out because I like the apartment itself; it has a fireplace and a very nice view of the lake. But it's not safe here anymore. I'm moving out ASAP.

I moved into Highland Lakese back in March of 09 and I haven't had any major issue with the complex. My neighbors are a little rude at times with the noise that they keep up but that can happen anywhere and it's not really an apartment issue but moreso a personal issue. The management (Maria & Derrick) are great and have been extremely friendly/helpful in whatever it is that I need done to my place. I was able to get into a renovated unit and compared to what I've seen in the non-renovated units, I'll take it any day.
I haven't had any issues with maintenance, as a matter of fact they always let me into my place and fix things the same day that I request a service. My kids love it here and the majority of the neighbors are cool.
I'm sorry everyone else appears to have had a bad experience here but I would reccomend these apartments to anybody just starting out. This is not a place to live forever but it's got that community feel to in (IMO)
