Horrible customer service, among many other things.

We moved here in the very end of last year after looking at a few other places. Cost-wise, this place seemed great: a gated community, with a pool, tennis courts and seemed to be a quiet location' At only a fraction of the cost we'd paid at our old place' Great, right' To top it off, my fiance had a coworker who lived here and said it was great (now we find out he was in it for the resident referral money. He never got the resident referral from the new company, so the joke's on him!). Though I was skeptical, we went ahead and started the process to get moved in.

First, we ran into obstacle after obstacle with the old renting company (this was during the transition). They were replaced, just after we were (finally) moved in by the new office staff. Since then, they've gone through two assistant managers and God only knows how many maintenance people. The only reason that we stuck around was that we thought that since a new company was taking over, it would probably be better, since they were promising to fix the gate and update the landscaping and replace all of the appliances in the apartment (range, refrigerator, and dishwasher).

We had signed our lease the weekend prior to our move-in date, because it was required that all of the signing residents be in the office. Since I was the only one that could take off on the actual day, we decided to head over the weekend before. We did a walk-through that day and I was appalled at the condition of the apartment. Drawers were askew or missing, there were stains in the carpet all over the apartment. I still have a black mark on the wall five months later in the master bedroom that we were promised would be "Taken care of immediately". And that's just a few of the "smaller" things that were wrong with the place. It was dead of winter, and the heat didn't work (pretty much, it would just heat the laundry room. In the end, we opted to go get a space heater for the master bedroom, to help save on our bills since the staff didn't seem to care). The fridge smelled like something died inside. I ended up avoiding buying groceries for a full month before they finally replaced it. I still don't have the ice maker that was supposed to come with it...All of these problems, we were assured, would be taken care of prior to the move-in. Then, I also discovered that all this time that they'd been telling me we'd have new appliances were a lie. They told me that day that they had "meant" all the empty apartments would get new appliances, but that our apartment wouldn't get new stuff until we'd moved out.

The day of the move-in rolled around and I found the maintenance staff in there attempting to get a few things done before I showed up. I discovered that not only had they not known about the repairs, but they had been given the list only two hours prior to us showing up to start moving in. I was furious, and was, once again, promised it would be taken care of immediately.

Four months later, a good deal of items on the list are still not taken care of. Now that spring is here, I tried our air conditioning and discovered (to my great dismay) that it works just as well as the heat (which is not at all). I called the office on Saturday to complain and was told that since it wasn't an emergency yet due to the temps outside, it would be taken care of Monday. I said that it was fine and waited. Monday night, no one had shown up, so I called back. "They were busy. Sorry! They'll be there tomorrow for sure!". Great. Here I am on Tuesday and I get told by the new assistant manager that they "never give out specific times of when things'll be done, but that she'll be sure to let the maintenance staff know." In other words, I'll be waiting around another four months like I have been on everything else.

DO NOT rent at this apartment complex. I guarantee that you will get screwed over. Right now, they're more concerned about trying to get the empty apartments fixed up and the exterior prettied up so that they can draw in more suckers than they are about taking care of new residents. I've never had such unprofessional behavior from an apartment staff before in my life.

The rumors about the gate are true. It hasn't worked for a very long time from what I've been told, and whenever I've asked about when it will be fixed, I've been told "later". Recently, I was told "the deadline is June", but it came from the assistant manager, so I highly doubt that promise is worth anything, since I've heard promise after promise from her... The swimming pool is disgusting and hasn't been up-kept at all, the weight room is trashed and has been closed off pretty much since we moved here because it's under "construction", and the "fishing lake" is really just a giant swamp. I would carefully read the other reviews here, because they are not exaggerating. I wish I had seen these reviews before I moved, because now we're stuck at where we are. Please learn from my mistake and DO NOT move here.

You may want to look into GA's construction eviction and start documenting everything. Put all of your request in writing and send it certified mail so they have to sign for it and cant say they never received it. Constructive eviction occurs when the property is or becomes uninhabitable to the point where the tenant cannot have full possession and use of the property, and is thus "evicted." A landlord's breach of habitability or covenant in the lease may allow the tenant to withhold rent, repair the problem and deduct the cost from the rent, or recover damages. Laws on these matters vary from state to state. Consult with a qualified Lead Counsel landlord-tenant attorney in your area for more information.

Hmmmm, I too have experienced everything and more that you have listed. I want to warn you about two more things however....One, the air conditioning isn't going to work even after the check it and flush it. It has something to do with the bad duct systems. I had my air on full blast last year after they had "fixed it" numerous times and the ceiling temp when measured was still 96 degrees. As for the other issue, the ants are coming. You need to buy sealed air tight containers for all of your sugary items including cereal. Invest in a few bottles of cheap windex (or what ever window cleaners) because its one of the only things that works to kill them instantly. Oh and anything food related should start going down your disposal because if you don't, they will be making a surprise visit to you soon. Hey, did you hear the gunshots in the middle of the night last week? Wasn't that just a lovely thing to wake up to? *sigh*

Original poster here: To Ms. Advise: Thanks for the info. I'll definitely look into it. To Anon on 5/3: Yeah, I'm not surprised. Our lamp in our room doesn't work in the morning's because the wiring is screwed up. Lovely, right? Thanks for the warning about the ants. No, I didn't hear the gunshots! Which part of the complex do you live in? I live down the hill, third street on the right hand side (just across from the first mail building, really). We did hear some kid yelling out on the stairwell last night around midnight. My husband thought the poor baby was yelling help, but I couldn't hear it as well, so that really worried me.

OMG! If this isn't a rehash of everything that I've gone through! Our lease expires in August and I can't wait to GET OUT! I myself was a property manager for many years and I am appalled at the total lack of consideration given to the residents by the management staff. Just recently they began painting all of the buildings. We received notice that the crew would show up on a particular date. They did not show up until two weeks later. When they did they broke my brand new treadmill that was on the patio. I reported this to the assistant manager and the first thing that came out of her mouth was "I hope you have renters insurance." The thought of a mere apology apparently never crossed her mind. I also had drawers missing on move-in a so-called "oversight" that was to be fixed immedately. Yeah right. It was fixed after the fifth request. Oh yeah and I have THREE space heaters since the only cozy room in the house is the laundry room. I am allready transitioning to three fans for the summer season! I plan on faxing a copy of this blog to the management company today and I hope to get some type of a positive response. To all those stuck on the boat jump ship as fast as you can. For those who are thinking to patrol the waters don't take the dive!
