Okay... My husband, 14 year old son and I just moved into the Ridge at Crescent Cove -aka- The Reserve at Peachtree Corners and I have to say that this place has left a bad taste in my mouth towards Atlanta.
I moved from a very ritsy community in Strongsville, Ohio but knew I would have to downgrade a bit to move to "Hotlanta", especially since we were living on my husband's income only. Let me break my story down for ya':
We moved in with a friend and then immediately started looking for a place to stay when we received a call from a leasing office, Barry, in regards to this apartment. We had spoken many times with a gentleman named Freddie and we had filled out the necessary paperwork and were set to move in on July 23rd. Then Freddie called back and stated that the apartment wasn't ready the day before the move and we already had the truck completely filled. (Good thing my friend lives down here.) Well, Barry called beacuse no one had heard from us because we were pissed that they called us last minute and they knew when my husband had to be at his new job. He convinced us to come look at the apartment anyway and we did. Immediately, I pointed out that the floors were a mess and bumpy, the tile was completely ripped out of the laundry room under the furnace, the carpet was sticky and dirty, the main bathroom door was off and would not open into the bathroom, my son's bedroom door would not close all the way and our closet door was swolen and needed to be cut or adjusted.... oh yeah, and the coutertop had a big ass crack in it. He said all this would be fixed before we moved in if we decided to do so. We did because it was getting crowded at my friend's place and we wanted a place to call our own.
Fast forward to move in... we moved in the weekend of Labor Day and all of a sudden had a huge leak in the laundry room. The people upstairs were moving and taking their washer and dryer so we assumed that the didn't disconnect their water lines. The maintenance man came out and tried to go upstairs and handle the situation but the people had left and changed their locks. He said that he would have to take care of it the next day. So we used OUR gabage can to hold all the water and my husband, GOD bless him, poured it out for the next 3 days because that's when the maintenance man came back. He still didn't do anything and said that a plumber had to fix it which took another 10 days before the problem was fixed.
In the meantime, the third night we were here, my husband saw something in the hall trying to invade my son's room. You guessed.... the biggest f'ing roach you've ever seen in your life. When I told the leasing office that we had seen it, because we had never seen anything like it before, they said we would have to live in a bubble to not see "bugs". Well my apartment in Ohio was not a bubble and I promise you that I never saw anything that big!!! Then my son and his friend killed one in his bedroom two days later and another the day after that. Since then, we have seen them numerous times and were told by a gentleman at Promove to use a chemical called Bengal. It works great to keep the insects away, but I need to warn you that they come crawling out of their hiding places and run in cirles and die in the middle of the floor... so don't be skeered!!! LOL
So after the water leak in the laundry room was fixed, a week later, we had another in the kitchen. The leak wasn't the issue because they fixed it that day. There was a plumber on site already. The problem was that the maintenance man that came to "fix the mold" which is a fancy term for spray painting the ceiling where the leak was, sprayed my expensive ass wedding dishes, glasses, red microwave and KitchenAid utensils and dish drying rack!!!! I told the leasing office and please believe me, they don't care. But they will when I pop that Target bill on them after purchasing replacements!!!!
They sprayed for roaches, to no avail, I have mouse droppings on my furnace and they have not checked and don't give a "rat's" ass about it, my floor is falling right under me because I see pieces of tile fall into a black abyss, and my freaking neighbor upstairs is a hoodrat and her kids are loud. We call the leasing office all the time and they have yet to do anything other than come here and listen and go upstairs and tell her to tone it down. I call them everyday.... evict the ----- already!!!!! The pet policy is a joke. No pitbulls they, well, everyone here has one and I feel worried that my son may get bitten on the way to the busstop.
This place is a waste of time and money and I cannot wait until our lease is up. If anyone knows a judge that will hear our case, we would love to get out of the lease early... we have pics and everything to back us up. I am not as fond of Atlanta as I once was because of this crap place. DO NOT MOVE HERE.... EVEN IF IT IS YOUR LAST OPTION.... MOVE IN A SHELTER INSTEAD.

I am so glad that my mother & I decided not to move into that place. I read one of these reviews & another lady claimed that one of the apt buildings had a problem with rats. Never seen a rat up close & do not plan on it in this lifetime. I moved to Conifer Crossing (now The Domain @ Holcomb Bridge). This place is pretty descent, rent's a bit higher, but don't have any problems with leaking, molding, & bugs. The only thing that I have an issue with is noisy neighbors next door to me (the guy happens to be obsessed over Kanye West songs). They also just starting renovations for the complex & the apts which is nice & will definately increase the price. Other than that, the whole neighborhood is pretty quiet, and the renovations is helping the apt complex become a little more modern. The one thing that I didn't care too much for was the fact that I couldn't keep Comcast as my cable provider, the complex has a contract with DirectTV. But all in all, I like the place. I hope you can find someone to assist you with that mess that's going on & good luck with everything.

I currently reside at the "Ridge at Crescent Cove", now known as "The Reserve at Peachtree Corners". I moved in last March, and the day I arrived the people in the leasing office did not have my lease. A lady who then worked in the office tried her best to convince me to go back home to North Carolina or stay in a hotel until the next day. So disrespectful! Needless to say I moved in that same day. Anyhow, after new management had taken over the leasing office was wiped clean, and new employees began to work in the leasing office. Hallelujah! That is the only problem I've had with the apartment community. I have had a few bug problems, but I've only seen a total of 5 "big huge roaches" such as you've described (LoL) since my stay, and I think because I have a cat. My cat is my little bug hunter...and also because I stay near the front of the community in the 1500 building. Usually people who complain about the rats are living near the "lake"/swamp. Is that where you are staying?
Promove helped me find this place. The rent is very affordable, buuut...it's kind of noisy. I'm sure that'll be everywhere you go. I'm a student so...this place is what I can afford. Although, I am going to try to use Promove just once more to see if I can find something a little...umm...neater?
One more thing...is it just me or do you hear gun shots every now and then? I went into the leasing office to ask about it and one of the men working there told me the gun shots were coming from the neighborhood behind us. Not sure if he was telling the truth or not. Your thoughts?

Lacedout.... yes.... the gentleman lied to you. Someone was shot infront of building 2800 where I live. I heard shots and was terrified and heard from another neighbor that a tenant shot a potential robber. Maybe they lied but I definately hear gun shots all the time. This whole area is horrible and I cannot wait to move... very soon.

Yessss!! this place is the new Iraq. You can hear gunshots most of the time. I think the hood is more quiet than here. Don't believe the people in the leasing office they dont care and are full of crap. They swap the policies by where they dont received the sun light(butt).

My first apartment was brand new and now that I had to move in an used apartment that is over 15 yrs old I hate it. I only moved to this area because my son wanted to go to Norcross High. This place is full of it. I moved in and my apartment wasnt ready either. Roaches in the kitchen, cabinets nasty, ants everywhere in the closet, bathroom, all on the walls in places no food is kept. They crawl all in my clothes. They have pest control come out and the only thing they do is spray in the kitchen to run the nasty creatures into the other rooms. The heating system is terrible. I had to put heaters in my kids room for them to be warm and they tell me since the apartments are so old only a little air come through the vents. My neighbors (very noisy)is always walking but sound like they are running grown people no children or a headboard always hitting the walls (they need a new bed). They have all those signs out there advertising the counter tops but the cabinets are crappy, ok new carpet but the padding is not good in my apartment, the blinds dont work half the time. Fitness center HAHA what a joke half of the equipment isnt any good and then they close it so early like people dont have a job. The gates are a joke too. I moved here from being in another apartment for 2 months bought out my lease and now I'm so ready to move again. Saving my money to buy out my lease here too. I'm looking for help to get out my lease early too.

I lived here and wrote the review titled "warning warning, not a good place to live". Girl, you need to get out of Norcross altogether, have you seen the "BL6" gang signs all over the place? If you haven't, trust me, you will. My boyfriend lived at the community next door. The ENTIRE AREA IS GHETTO!!! I was going to move to Park Trace until I was in the office one day and there was so much noise in their itty bitty pool, the manager had to go out there and kick the kids out. When she came back in she said, "those were the kids from the hoodrat communities across the street". I was so embarrassed because I lived at that hoodrat community. Thank God I still had my Maryland Drivers License! I moved from Maryland, and like you, understood that I'd have to live a step down from what I was accustomed to, especially being that my income would be cut in half by moving to the south.
Both of us moved to Dunwoody and I advise you to do the same. My boyfriend lives at Broadstone at Dunwoody. Overall he likes it there, the apartment is 50 times better than what he had at Ashley Lakes or Highland Lakes, whatever they are calling it now. The gym is nothing to brag about, the equipment is outdated and it smells. I've seen a couple aggressive breed dogs, but the owners are extremely responsible about their pets, I have a little dog and they've never bothered him, so I can't even complain. I'm renting a condo in North Dunwoody and I am so happy to be out of that hell hole! Oh and let me tell you, your insurance premiums go down from moving out of the ghetto life of Peachtree Corners.

I need help getting out of my lease as well. Granted my experiences haven't been as horrific as yours, they are still bad. The customer service is terrible. It took me 6 months to get a copy of my new lease. I have to make basic maintenance requests over and over. Mind you I always pay my rent on time and I'm not a problem tenant. Yet when I call I can barely get them to acknowledge my request let alone make the repairs in a timely manner. Right now I can't even find out who owns the apartment community. it was Riverstone Res. And we were told that they were only doing a name change, well I can't find the new name or the old name on their company website anymore. We shouldn't be forced to live under such conditions or force to pay such high prices to break the lease. Very ridiculous.

I lived there from 9/08-11/08 and Hotlanta is the pits;I too would urge anyone not to move here its the most overated ripoff on every level,its any wonder the city is still standing. I've lived in other states & never seen anything like this place, I now live in Sandy Springs (buckhead)and its much better but even this is way too much hype! NC is my home & I can't wait to get out of this dump. I heard that Barry & Freddy are not there anymore but the new mgr.some black narcissistic female & her --- man servant remain. Overall atl apt business is real funky; you know like the water prices when you have it?
