We moved here at the beginning of 2007 when it was owned by a different company. At the time it was a nice apartment community and the staff were pleasant and helpful. We were happy living here until The Connor Group took over in August of last year and things rapidly went downhill. Where do we begin' One of the most obvious changes was the shabby superman holding a sign on the corner of Spalding Dr. Talk about tacky! A better use of the money would be to pay for an extra maintenance person.

Incredibily, there's only one maintenance person for the entire community, and he also looks after another complex. If you have an emergency, don't count on the speediest of service. It's ridiculous how flawed the system is. We had an emergency flood a few weeks back and left dozens of messages on the emergency line, to which there was no response. It took 5 hours to get a response from management and wait several hours later for help. It turns out, the emergency pager had been locked in the leasing office the night before and the staff had no idea what was going on until noon when an employee came in. 8 days later, we finally had hot water running again. How utterly incompetent is that'! BTW, It also took them 8 days to fix a blown hot water heater in January. This company seems to have no problem with letting residents go for weeks without hot water. No compensation was offered. We are still waiting for Rosewood Plantation to repair our water-damaged apartment.

Another health hazard that is currently taking place is the situation with the garbage compacter. At this point in time there is nearly a month's worth of refuse gathering near the front of the complex. The compacter is completely over-flowing, additionally an auxilliary dumpster was dropped in front of the compacter unit across a half a dozen parking spaces. This secondary dumpster has also reached the point of over-flowing. This massive pile of garbage is baking in the Georgia sun no more than 50 ft from some residents bedroom windows.
Unsurprisingly, this place does not have a recycling program and thus we have to truck our recyclables to the other side of Gwinnett.

While the quality of this place took a nosedive, our rent increased. We could kind of cut them some slack due to everything else becoming more expensive. However, on top of the higher rent they had the audicity to hire a new water service company, Heartland Regional Power and tacked on a series of disgraceful fees, $9 for trash, about $10 for Common Electric, $5 for Pest Control and a $6 "Administrative fee." So we're paying about $30 more a month to cover their costs of doing business. What's even sleazier is the way they nonchalantly tacked on these fees to the water bill without informing anyone. When we inquired to the staff about it, they simply said "everybody else is doing it, this complex was just the last one to catch on."

Needless to say, we definitely would NOT recommend this place. The location and apartments themselves are decent, but The Connor Group plain out sucks.

we're with you on this one. My attorney is looking into the new fees. He says that the addendum they placed in the lease is not lawful and is checking with his partner who deals primarily with realty law. They're are multiple infractions for this community that are punishable by law and it is my best suggestion that you keep a list with dates, times etc of anything that you encounter.

Also, well I decided to file litigation against the complex because after 6 days of no assistance with the painters (who got paint all over my car), they only offered me a car wash in renumeration. So, I've listed both the complex and the painting company in litigation. They were so non-chalant and there excuses for enormous fees is always "it's just business". The maintenance man is overworked. And what is with the 6 month inspection. I know of no other apartment complex doing this. I think they just look for ways to get money. I inquired about a dog last week and was told 400 fee but 35 per month. That's a lot higher than what it was under the old management. They charge for absolutely everything and doesn't focus on building a community.

Its my request you to do get together and go talk about water bill.Everyone can ask their neighbours to come at one time and talk to manager or whoever is available.Water bill is so unreasonable.Why should we pay extra 30 dollar everymonth? if you like my suggestion please let me know so we can talk further about ir

I am the original poster and still living in this dreadful place. Thankfully our lease is up in a few months. The disgraceful Heartland Regional Power fees are still eating away at us. We're very tempted to contact the local news about it and/or do a class action lawsuit. For the first responder, did you find out anything from your attorney? We'd be very curious to know.
