I can say without question that this has been the most unpleasant living arrangement I have ever endured. I have resided in several different apartment communities and I have to say that this has been by far the most exhausting facility I have ever had to deal with. From the ever increasing rent, the lack of security and the monthly new surcharges on utility bills, this place will nickel and dime you to death.
To begin with, they force you to use their billing agency that handles water, sewage and trash. For this service the apartment complex charges the tenants six dollars a month. This of course excludes the afore mentioned charges. Trash is 10 dollars a month, sewage is 12-15 a month, water is typically 15 dollars a month, then of course their is your electric. But the tacky charges are the common electric at 11 dollars and pest control at 5 dollars.
If you read your lease carefully the management company has added a nifty little addendum that allows them to add any charge they deem necessary. Which can be anything under the sun. The most perplexing to me is that tenants are paying for the rental offices electricity under common electric and not with what is paid in the exorbitant rental fee. And to stick the increase in a little deeper, they can't even empty the over flowing trash dumpster that has been over flowing for a month.
Rent for a two bedroom will start out at 979 a month. When the time arrives where you really have no choice but to renew, they jack the rent up by ten percent or so, knowing you have no choice but to pay.
Now let me tell you of my personal experiences. One month into the lease my car was vandalized, nothing major but enough. I politely suggested to staff a minimal cost security function to prevent this type of thing from happening, which they so politely responded we ll look into it . Also during that first month the gate worked zero days out of that month. During a one year term the gates functions approximately 40 percent of the time. When mentioned they responded with we ll look into it .
This was the case until my 2006 Yamaha limited edition motorcycle was stolen from the complex (on a night that the gates did not work). Amazingly enough after yet another complaint, the gates started working. The luxury community offers a gated community where it s resident s can feel safe . I am one of three (3) persons who has had a motorcycle stolen. The first theft occurred within my first month of residence. The victim placed an advertisement at the mailboxes, this was promptly removed by staff. The following month another bike of the cross-hybrid style was stolen. A flyer was posted and again promptly removed.
In hindsight I now realize that I should have taken the misfortunate events as a warning. But, in my thoughts, these were two basically dirt bikes parked towards the front of the community. Mine was a four-hundred pound sport bike in the rear of the community, wedged between my two vehicles, locked with two locks and parked directly under a street light.
Seven months into my lease a flyer was posted that an apartment was robbed, emptied by the thieves. A flyer posted... A flyer promptly removed. My ten thousand dollar motorcycle was stolen, I posted a flyer, guess what' That s right, promptly re-moved. Only I replaced the flyer every day for 2 weeks. After several emails and a pack of printer paper, staff finally acknowledged that they had a security problem. They proceeded to blow sunshine up my rear and then forget about the issue, hoping I would do the same.
Now less than a month since my bike theft, I am walking my German Shepherd. He became very intrigued by the culvert that leads into the swamp pond behind the apartments (Rosewood calls it a lake). I approached the culvert and found a bag taped to the top of the culvert. I decided that I would take a photograph and send it to the county. Before I could even get to my door, which over looks the culvert, I witnessed a man retrieve the bag and run back up the hill. We have theft, issues, we have vandalism, we now have drugs. A winning combination.
Less than a week after this incident I am returning home (early) from work. I see a man run from the back of the stairway that is directly in front of my apartment door. He is toting a tool bag with very few tools. I could see a pry bar and a long screwdriver but the rest looked like a dark bit of nothing. He ran a few steps from what would be the area of my door, he slowed to a walk as he passed me ( I am still not adding two and two due to my trusting nature) and once he approached the stairway and I had passed he darted off in a dead sprint. I did not notice until after I had opened my door, that my door had been tampered with.
Now here is the wonderful thing about that. Most everyone in that complex is quite familiar with my 100 pound Shepherd who does a great job of letting you know when you are too close to myself or my wife. This person had to have watched my wife put the dog in the car and drive away, then he had to be watching as I got into my car and drove away. Of all the apartment units there, he chose mine.
My motorcycle was not visible from the road nor visible from within the complex unless truly searched for or it s whereabouts already known. The would be thief that attempted to break into my apartment had to be monitoring us as we left our apartment.
All of this is to say, the thieves are inside the complex. Management is worthless after the criminal event and do nothing to prevent the situation in the first place. Management is unreasonable and border line ridiculous with their petty make -a- dime quick schemes. Staff will blow smoke where the sun don t shine to try to get you to be quiet but only if you make a noise in the first place. Their preferred method for dealing with a problem is to hide the fact that there is a problem in the first place.
Oh yeah, after multiple complaints they did at least get rid of the tacky fat superman who walks up and down Spalding road holding a free rent sign. (or I at least have not seen him in a while) They have at least talked with a police officer who said that he would do a courtesy drive by . At least this was what was told to me by staff. But what they fail to acknowledge is the fact that the problem, the thieves, live inside the complex. Now all the thief has to do is wait for the officer to make his round and then it s back to business as usual. That is, if there truly was a call made to our local police and the afore mentioned comment is not more sunshine placed you know where.
I give this complex 1 star out of five, and that one star only comes for this agencies admirable persistence in hiding and denying the problem and their innovation in creating new ways to stick it to their tenants.

WOW! I saw your signs as you were putting them up. I felt for you. I'm a tenant too. I also believe that the thieves are local. We had a break-in in building 200 and 300 within 1 month of each other and during the same times (8am to 10am). So yeah, someone is watching. It's time for true security and cameras. The tactics used to get more money are deceiving. I must say, I went on a business trip and came back only to discover a note on my door to get out! I couldn't figure out why and of course they never answer the phone. Well, it turns out that my rent came late in the mail. I had it sent directly from the bank. However, they attempted to take me to court between the 10% late fee and the ridiculous 300 filing fee (again my lawyer couldn't believe the gauging). I found later found out from an attorney, i should not have been charged 300 because they received the check prior to actually filing in court. Now, I make it a point of knowing the law because they are so sneaky. But being naive, I paid everything and got them off of my back. Despite my consistent communication with them after I got back, they still tried to stick it to me and price gauge! So, everything that you have said is easily validated. I was wondering what was going on with the trash. It's embarrassing, but I'm far enough away from it so that I don't smell it. Thanks for explaining the water bill. I was wondering why my water bill is 2X higher in this apartment than it was when I was renting a house! But I disagree on the 1 star...they don't deserve any credit for bad management and bad customer service.
