The apartments are not so bad. They are large and very spacious. The bathrooms are wonderful as well. That s about as far as complements go. Our A/C is constantly running out of Freon and our electric bill is outrageous. We live on the bottom; half of our apartment is underground but yet our A/C runs 24/7 while set on 79. I think they have cleaned the filters once. We have developed serious mold growth on EVERY window. Management s solution is spraying bleach. Inhaling bleach over an extended period can be just as hazardous as breathing in mold. I was also told that they claim it s not the bad kind of mold. Any mold growing from water leakage is BAD MOLD. Ridiculous. If you have any issues with your apartment that need attention, you might as well fix it yourself or call another service. Maintenance is a joke in this place.

The water bill, appalling. We pay for trash, street lamps, pest control and administration fees plus water and sewage. Our monthly water usage for 2 people a month is $35.00. When we get the bill, we owe over $60.00. The trash is constantly over flowing and I have yet to see some real pest control. We have had ants and silverfish. We are freakishly clean people and never had a problem with any insects until moving here. It s just plain disgusting. It seems that they allow anyone to move in now days and the community has turned very trashy. I can t even go to the pool without listening to small children scream and cuss at each other. I am an adult and would never speak that way. They trash the pool, weight room, tennis court and parking spaces. We get notices about dogs and their feces but what we really need are parents taking responsibility for their filthy children and teaching them some morals. For $1025 per month, I think we deserve some class. It s embarrassing to even invite friends or family over.

The new Lawn Care Company is worthless. This place used to be beautiful. Now they wait to cut the grass once every two weeks and it looks like we live on a farm. If they trim the hedges around your porch they allow all the trimmings to fall on your porch and leave them. The previous company never did that so I know it s preventable.

The management is an absolute disgrace. They are never around and when they are, they re RUDE. I wonder if there is some relation to them and the filthy mouth children. They are so desperate to get people to move in but have no concern for their current tenants. I love how they advertise that their open on Saturdays like that s a blessing. Apartment offices typically do most of their business on Saturdays and Sundays they SHOULD be open. There is absolutely NO customer service what so ever. The girl who typically answers in the office tries to sound polite but she s not. She is nice until you have a problem and then goes off on a tangent about what you may be doing to cause the problem. Yes, I allow water to leak thru the windows and I grow mold. Give me a break. Just admit that your apartments need work, you are lazy and don t want to deal with it, and then go back to closing the office early and enjoying your weekend off.

Luckily our nightmare will be over soon and we can kiss this whole disappointing year GOOD-BYE! If you are planning to move into Rosewood may I suggest some other apartment s further down Holcomb Bridge towards 400, Perimeter Mall area or Dunwoody' This place is not worth it. TRUST ME! For those of you who are still in your lease God Bless you. I pray that a new management company comes in and rescues you!! Good Luck...

WOW what can we do as tenants we do have rights. Channel 5 needs to get out here QUICKLY. Yes the kids in this community are the WORST, We cant even let our kids go out and play with out them being bullied. What are some good ones in the perimeter mall area (becareful that its not another CONNER GROUP) Pest control HahHA I havent seen one here but 1 time and when he was here he told me that we needed to go buy some powder to get rid of the spiders hell what do we pay pest for if we have to go out and buy. this is the worst community the GHETTO IS BETTER THAN THIS,.

be sure to lock up and you may want to invest in an alarm as well. During the year that I was stuck there my car was vandalized, my motorcycle stolen and someone attempted to break into my apartment. I also witnessed a drug deal of sorts (found hidden drugs that was immediately retrieved before I could snap a photo) Staff did not respond to maintenance request...ever.. When I moved out, I had to turn my keys in a week early due to my work schedule and new location. The electric bill for that week was more than 3 times what I had paid during any month in the entire year. I cannot accuse anyone of anything but that is more than a bit curious to me. Just friendly advice, do not leave early and be sure to photo and video document.
