I have to say I was impressed when I first visited and looked around. When I moved init was another story. The water bill is ridiculous with all these fees for the gate that has been broken since I moved in and the other fees they tack on. It takes them forever to fix a problem and often they have to come back multiple times. Appliances are old and the painting they do is sloppy---paint on the thermostat, windows, rugs etc.. I am deeply disappointed with the comples x overall and is a motivator to move when the lease is up.

Unfortunately, I currently live there too; at least until the lease is up. Just wait until they decide to repair the out of date roof; that will appear on your water bill too. I am surprised that they have not figured out a way to stick it to you on electricity too. I guess Ga. Power still controls that. Oh well, so much for the Hartland Regional Rip-off Power Company that the Connor group uses to extort money from tenants.

I went to see the apartments last week before viewing this site. They look pretty clean and nice to me. But all the ratings I have read makes me feel unsure whether to move here or not. Can anyone tell me whether the conditions have improve?

I love these apartments. They are so spacious and airy. More like a townhome than a cramped apartment. The deck is HUGE :-). Wonderfull huge storage room off kitchen. I have not had any problems with management. Called about a/c not working and it was fixed next day.
However, we have to pay a monthly pet fee in addition to the initial pet deposit and the rent is going up almost $100 so we are not staying. I am heartbroken.

the apartment is nice on the inside its the service they dont care about all they want is MONEY, the pool has no chlorine in it it was shut down by Gwinnett health dept. teh water bill is about 80-120 monthly and steading going up, they dont do nothing but colllect money form us unhappy tenats, channel 2, 5 or ccant say which one but I do know they're under investigation for teh gouching they do

As of today, the Connor Groups Hartland Power Company charges over $65 per month for water; more than Ga. Power charges for electricity. Hartland sticks on a bunch of other "bogus" charges and fees to make it look like they provide a service, but the only service is to give you the shaft.
If you move in here; your utilities will run between $100 and $200 per month; add that to your quoted rent price.
And remember, the Hartland Power Co. is always tacking on new stick-to-to-you fees as fast as they can dream them up.
I suspect they will force you to buy cable from them next.
Management already wants all satellite dishes etc. off the decks; only a few plants allowed... a prelude to the new stick-it-to-you cable plan perhaps?
They even charge a fee for the electric gate that spends more time broke than functional.
Go ahead; move in here, you will find out.
As for me, I am counting down the days until I am out of this dump; fool me once...
