I moved into Aslan Garden Lake during the summer of 2006
First the CONS:
1. They fired the friendly leasing staff about 1-2 months after I moved into the complex. They also fired the staff after that one and I think I'm on either my 3rd or 4th leasing staff. The current leasing staff is good due to my interactions with them.
The 2nd leasing staff though made me aware of the first staff being fired in a nasty letter along with a demand for my rental payment. They had me thinking that the fired staff had stolen rental payments when it was the new manager's error in checking their books. She did call and apologize but not before the leasing consultant implied that I was a liar.
2. The heating system/ducts are very old in the apt, so I sweated during the summer and froze during the winter even though I made repair requests. The hot water tank is way too small so only one person can run bathwater/shower at a time or wash dishes/use dishwasher.
3. The trash compactor is at the front of the complex and is overflowing every weekend only because EVERYBODY uses it (neighboring subdivisions, passerby's, etc).
4. The 2nd or 3rd leasing staff let the pool fall into despair so the pool didn't open at all in 2007.
5. The postal person refuses to pick up any mail placed into the outgoing box, they placed electrical gray tape over the slot and instead they want you to drive down to Webb Road and put the mail in the boxes there.
6. Somebody (kids/teens) keeps vandalizing the mailboxes with black spray paint.
7. The breezeway lites in my building were out for about 2 months, when I reported it, the 2nd or 3rd leasing staff told me it was Georgia Power's fault (I work for GA Power) the service was turned off.
8. Kids as young as 3 yrs old keep getting out of their apts (parents sleep/not watching them) and end up walking around the complex until either another neighbor, leasing consultant on the property, etc finds them.
8. Clayton CO PD has to patrol the complex because some tenants are selling drugs near the leasing office. Clayton PD doesn't do a good job though because they just sit in the front and watch cars go in and out. Sometimes they do stake outs in different parts of the complex but it doesn't seem to help any.
9. 1 week before Christmas 2006, my apartment was broken into by a new tenant.
6. 1 week after Christmas 2006, Clayton Co PD knocked on my door to inquire about what appeared to be a bullet hole in my car's bumper (it wasn't).
Because apparently someone decided to do a drive by shooting of two apts in the second breezeway of building 400.
7. The neighbor across the hall from me had their property stolen right off their patio and we're on the front side of the building.
8. I believe someone from either the 2nd or 3rd leasing staff entered my apt and took items (dishes, etc).
There wasn't any notice left as to why they came in but I know it was them because of other things they did and I didn't realize the missing items until several months later.
I did choose to renew my lease 2007 since they only increased it by $30, I waited too late to turn in my intent to vacate notice (they require 60 days), and I was tired of moving every year.
They've raised everyone's rent by $30 and will continue to do so because now with a much better leasing staff, they're trying to force out the bad tenants.
9. The current leasing staff sends out letters about every 2-3 months advising us of break-ins, car thefts, etc.
10. In November 2007, a cab driver was murdered over near building 1100, it was on the news.
13. 1 week after Christmas 2007, either due to a disgruntle ex boyfriend of a neighbor or a gang initiation, two of my tires got slashed tires as an after Christmas present.
The ex-boyfriend theory is based on the fact that all four of her tires were slashed while only 1 or 2 tires were done on my car and about 4 other cars.
14. Someone tried to break into a tenant's home while the tenant was there. The tenant heard their dog barking saw the intruder and fired shots.
15. People firing shots on Christmas and New Years. I've heard of shooting on New Years but on Jesus' Birthday''
I m quite sure there are other things that have happened but hopefully if they get the bad tenants out then the complex can return to its earlier days.
Now the PROS:
The complex used to be so nice, you could see maint every morning walking the grounds picking up trash and working to get the trash at the compactor cleaned up. The postal person used to pick up the mail. The breezeway lites worked, when my apt was broken into it, I received the most sincere help from the maint personnel. There was little to no crime reported or heard of but after they needed to sell the complex it went down hill. They changed the staff and because of several vacant units, they allowed everybody to move in. They changed the name to Garden Lake and I think that it s mainly to get away from the bad publicity. I won't be renewing my lease and I think I'll be leaving Clayton County, it's going to the pits.
