THIS IS A COPY OF THE LATEST OF 12 LETTERS WRITTEN TO THE MANAGEMENT!

I am writing this letter in reference to the poor quality of service I have received while living at your complex. My family and I moved in to our apartment in August of 2002. On August 5, 2002 the day we were told that we could move in, I came while my husband was at work with a moving truck full of our belongings. At that time, I was told that we were not scheduled to move in until 7 or 8 days after that even though all of the paperwork, including the lease, which we had signed, read August 5, 2002. I immediately left quite upset because at this point my children, husband and myself had no place to live. My husband called the office and persuaded them to let us go ahead and move in.

After this incident, everything was fine for a few months until the family across the hall moved out. We live on the terrace level and therefore there are only the two apartments and a long fenced in, grassy area behind the apartments. Once the family moved out, a group of rather young men moved in. It wasnt very long before we discovered the tenants had a very large rotwieller. The dog was very aggressive and quite often was allowed to roam around in the area behind the apartments without a leash and with absolutely no supervision. Several times we were unable to leave the apartment to go to work. We reported the problem to the office and were told that it would be taken care of. Shortly after reporting the problem with the dog, my 3-year-old son and I (at the time I was 5 months pregnant) were leaving the apartment to go to my mothers house. Upon exiting the apartment we encountered the rottwiler from across the hall. The dog began growling and charged toward my son who was standing directly in front of me. I immediately grabbed my son and pushed him back into the apartment. The dog then attempted to come into the apartment behind me and I was forced to kick and scream at the dog. I called the Roswell Police Department, Animal Control and the manager of the complex. The police officers and the animal control officer told me that there was nothing they could do because they did not see the animal out with no leash. However, the police officer told me that the complex should have rules about pets and that they should be able to help me - they did nothing to help me. My husband wrote several letters and we spoke with the manager several times in the following months as the dog was still roaming around without a leash. The tenants across the hall did finally move out and upon their departure they informed me that they were moving because their lease was up and not because they were forced out by management. It is my opinion that the management and staff were simply pacifying me until the tenants lease was up and that no action was being taken during the months that we were imprisoned in our home by this dog.

Thinking that this would be the end of our problems, we decided to go ahead and sign another 12-month lease. However, in the past few months things have not changed. Our air conditioning froze up a few months ago and we called to get it fixed. The repairman came out and fixed it that time but a few days later I noticed that the carpet was wet in front of the utility closet. I opened the door a discovered that the air conditioner was leaking water. I called the office again to get a repairman out. Once the repairman fixed the leak, he removed the filter because it was dirty and told me he would return the following day with a new one. This has been about 2 months ago. Since then, the air has broken 2 additional times and the maintenance crew has been out once to check air and heat. And still no one has replaced the filter and still no one has been able to actually FIX the air.

There is also a growing problem with the tenants driving recklessly through the complex. Several times I have almost been hit by cars while just trying to get to my car. Two days ago I was checking my mail and as I was walking over to get into my car I heard another cars tires screeching. When I looked up, I saw a large white truck coming around the corner. The man driving almost hit me and then my car where my 4-year-old and my infant sons were. As he drove by, he called me several obscene names and continued speeding through the parking lot. On the same day, a short time later, I observed a pickup truck and a small car racing each other through to lot. These are only a couple of examples of the reckless driving behaviors of the tenants.

Since I have lived here, there have also been several cases of vehicles being broken into. A month ago, my husbands car was one of the vandalized vehicles. The next day the complex sent a letter out about the break-ins. It seems to me that this problem is getting worse and warrants the complex either hiring security or requesting additional patrols by Roswell Police Department. However, it appears to me that once again nothing is being done.

We have also had a multitude of solicitors come to the apartment. I know there is a sign at the front of the complex that reads No Soliciting and that theres probably not much the management can do to stop it unless the solicitors are seen. However, it is not so much the solicitors that bother me but the paper they leave behind. These pieces of paper then get thrown on the ground and the maintenance crews use the blowers to clean them up. Because the maintainence crew only seems to be interested in cleaning the top two levels, the papers all end up in front of our door and are never picked up. Therefore, I am forced to sweep the area around my front door so that I am not embarrassed to have friends visit my home.

And the straw that broke the camels back so to speak has been the transition of the cable to a new provider. I would first like to say that I was happy with the channels and the service I was receiving from Charter and therefore was not too thrilled at the idea of being forced to switch. I was never even asked how I felt about the service that I was receiving from Charter and was never asked if I would be willing to switch providers. Despite being unhappy about switching, I decided not to rock the boat and called to set up service with the new company (Media Works). Media Works advised me not to call Charter until after the switch to have them collect their digital receivers. A few days before the switch was to take place, a representative from Media Works called and told me that they would not have any digital receivers available to me until the middle of December. However, the switch would still take place. On November 19th, I called Charter to have them pick up their receivers and was told by Charter that they could not pick them up until December 2nd. Now, due to the forced switch in service providers, I am paying 2 companies for digital cable that I am not even getting.

I have lived in apartments for the past 11 years and I have never experienced such lax and inattentive customer service as I have with this company. At this point, I feel that the situation will not change and subsequently have begun looking for somewhere else to live.

I am also forwarding a copy of this letter to your management company in hopes that no one else will be subjected to the same living conditions.
