So myself and 2 room mates moved in on a 1 year lease in a 3 bedroom, first thing right off the bat - these people PAINTED a formica counter top with latex paint. Latex paint is water soluble, so the very first time I put down a wet dish towel to wipe up some spilled food, it turned into a nasty mess of newly wet paint. When we moved out, they charged us $200 in maintenance fees to repaint said counter. Also worth mentioning is the fact that it was literally not possible to open the dishwasher without banging the door into the frame of the oven. Also, there were broken outlets in the bathrooms and extremely limited storage space in the kitchen - no pantry to speak of, making it very difficult to store both food AND dishes without some serious cramping.
The neighbor's son upstairs when we first moved in constantly blared his stereo every single weekend off and on for about 10 hours each day, starting at around 8AM and usually only cutting out after 4PM or so, but we were too scared of him to call the cops or file a complaint because he was also (apparently) skipping school to hang out in our parking lot all day. What he was doing involved flagging down cars to talk into the window for a few minutes. I don't know what he was doing, but I suspect he was selling drugs. The next neighbors we had were a family with 2 young kids, and while they were noisy I wasn't in any way concerned about my safety/security with them as new neighbors.
From our front porch, it was easy to hear from the tennis courts frequent arguments involving long bouts of profanity at high volume. This was routine every single week, typically 2 or 3 times per week.
Maintenance was free (when performed) though admittedly the only MAJOR repair issue we had while living there was a broken A/C unit...which only took them 2 tries to fix. So we had to go without for a number of days in the middle of July and then again in August.
When we moved out, we didn't do a stellar job of cleaning up but that's nothing given the fact that in addition to taking our $500 deposit, they charged us an additional $1000 for "repairs to the counter top (previously mentioned), bathtub, carpets, and for the apartment not being clean". We DID in fact clean the apartment and the bathrooms, but apparently shampooing a rug jumped in price due to the ailing economy - they charged $700 for the service. Funny how they failed to mention the black mold growing around the bedroom windows where the weather stripping had failed. Or the large crack in the ceiling that only got worse as the foundation slowly shifted.
