This is my first time living in a managed apartment complex. When I relocated to Georgia after graduating college, I settled on renting a 3rd floor 1 bedroom apartment at Centennial ridge because it appeared to be a reasonable place to live at an affordable price, allowing me to save money. I found it amazing how harsh many of these reviews are on these complexes. I am sure that some people legitimately have had bad experiences. However, I also think some people have unrealistic expectations. After all, you are among 600 units and who knows how many residents if you choose to live here.
As for my experience at Centennial Ridge, I have had no serious issues so far. The first year was great. However, this year, I am noticing the quality of the incoming residents going down, slowly taking the complex with them. As a result, I will not be staying here once my lease is up. See below for specific details.

Positive:
1. Reasonable price-$650 is a lot less than the $900 for many places in Roswell / Alpharetta
2. Nice, functional apartment and great maintenance service - had one problem with the garbage disposal, which they fixed the following day. No problems with bugs, AC, etc...
3. Pretty grounds
4. Very low utility cost-I average about $35/month for all electric utilities
5. Very, very quite building (I feel as though I have been blessed with this)


Negative:
1. Do not trust the LEASING OFFICE- Here's one of many examples of things that have happened to me; They require a 60 day notice to not renew your lease. Near the end of my first lease, they were not able to provide anyone in my building with a renewal rate until 2 weeks before our leases were up (several of us had leases up within 2 months of each other). Everyone I kept talking to in the office had a different story each time I went down to ask them about my lease. My neighbor was even told that the renewal letters had been placed on doors and that they must have blown off...yeah right! I learned to get around this by handing them a "Notice to vacate" right away after you move in or renew. (you can always rescind it later if they offer you a good renewal rate and you decide to stay)
2. There has been a large INFLUX of INCONSIDERATE RESIDENTS this past year; they are constantly doing stupid things that decrease everyone's standard of living such as leaving trash blowing around and making messes at the trash compactors. For this reason, I recommend that you DO NOT LIVE ON THE FIRST FLOOR OR NEAR ONE OF THE TRASH COMPACTORS. Also, I often sleep with my windows open and it seems that at minimum once per week if not more, I am woke up by people who are either yelling outside, squealing vehicle tires, or driving around playing loud rap music at ALL hours of the night/morning. My building is quiet, but people outside are not always as considerate.
3. The POOL IS OFTEN CLOSED down by the health inspector.
4. There are a ridiculous amount of SPEED BUMPS that will tare up your car if you are not careful; I realize that some are needed, but they are not needed every 25 feet. I know that this is picky, but when you write a check from your bank account for thousands of dollars, excessive speed bumps are irritating.
5. There is a poor design for the LIMITED ACCESS GATES that don't even work about 50% of the time; when they are working, sometimes the cars back all of the way up onto Holcomb Bridge when someone is trying to call someone inside the complex to get let them in. I really wish they would not have put those in last year.

Summary:
Centennial ridge has been an good place for me and has saved me a substantial amount of money. I have enjoyed my stay for the most part and have not personally had any serious problems during the two years that I have been living here. In my opinion, families and couples may wish to pay a little more and look elsewhere. For those considering renting in Roswell, definitely check out the Roswell Police Department web page for crime states on this complex, as well as all of the others ones located in Roswell.

People seem to just let kids of pretty much all ages run around here unsupervised for hours at a time. It seams kind of irresponsible to me. But I've never had problems or issues. They seam nice for the most part around my building. I guess that I am lucky because nothing bad ever really happens in my section.

i recently visited the complex. seems nice. i saw a small child alone in the streets, and in the "older" part of the complex there were several children playing football pretty roughly in the parking lot. is this a big issue? thanks for posting your comments.

I am really excited about joining the residents here at Centenniel Ridge. I am from the North...I've lived in loud noisy trashy roach and scum infested holes for alot more than what centenniel is offering. So all of the little imperfections I see people pointing out cracks me up to say the least. I mean listen...as you have mentioned...you are living in a complex with 600 plus random individuals ( not even literally, being that 4 apartments are sectioned together). Yes its gonna get loud sometimes...Yes there will be kids all over the place playing football and wat not( kids do also inhabit apartment complexes)...and yes an occassional burglery isn't that uncommon ALTHOUGH UNACCEPTABLE!!! But it seems very safe ( safer than any place I've stayed) and it has potential to be a cool home for a recent grad looking to start off. I am heading to the leasing office soon. As suggested, I will go in with a very critical mind. I hope to tell you guys how well it goes! Or how bad it sucked LOL
