I am the original poster of this review. Well it is 02/2010 and I would like to update my review of this property... My lease is up next month and GOOD RIDDANCE. This place has gone down hill big time and I regret resigning my lease and getting charged a rent increase!
First and foremost, my neighbor's apt was broken into!!! Then shortly thereafter the mgmt. sends out a letter saying we need to perform due diligence and activate our alarms and watch out for suspicious activity! Beware, single ladies especially, if you get offered a ground level apt where intruders can easily enter. On top of that, someone tampered with my mailbox and loosened the locking mechanism...
Since I last wrote this review the peace/tranquility of the complex has gone from great to horrible. One of my neighbors blast their music and scream to the top of their lungs on weekdays, weekends, holidays, and every day between! They've gotten better after, I assume, many complaints. The police even had the audacity to bang on my door and ask if I was the one blasting my music. To which I replied, do you not here it coming from over there'
I hear more and more people complaining about some of the new tenants that have come in since the economic crash of 09. I'm paying almost $100 - 200 more in rent for the exact same unit as the newer tenants that moved into my unit. I was in the office paying my rent and I glanced at the latest price sheet and the leasing agent says, "Hey you're not supposed to see that!" Fool me once shame on you...
The basketball goals, as one user so kindly pointed out, have been removed.
The flooding at the entrance has finally been fixed, but when there's ice, as there was at the beginning of 01/2010, you can forget getting in and out of the complex safely as the mgmt. does not put down sand or anything to ensure the safety of their tenants trying to enter and exit the complex. The front gate is normally broken which is a good thing because it prevents the logjam of people at the callbox and fights at the gates between gate card holders and guests that have the crossing arm close on them after being buzzed in.
The maintenance staff has gone downhill from when I first moved in as well. My heat was on the fritz and the maintenance guy just left a brand new, unconnected, thermostat laying on top of my dryer' Thanks for the free thermostat! Maybe that will justify the rent increase...
I made sure to give them my 60 days notice of me moving out, and they still send me letters soliciting me trying to get me to resign my lease as if I am going to stay here.
I would shy away from this complex unless location and/or apt size is really a big factor for you. Other than that, this place has nothing to offer.
ORIGINAL REVIEW:
I first moved in 5/2008, and it was the biggest apartment I could find for the money within a reasonable distance from my job. The new management does seem to care about the complex and are making it a lot better than when I first moved in. If you're looking for a lot of space, no traffic, tranquility, and don't mind older apartments. I'll keep this simple by just listing a list of objective pros and cons.
Pros:
- Quiet: This apt complex is very quiet. No noise from traffic or anything. I mean you'll have a few parties here and there, but If you cherish peace and queit this is the place for you.
- Location: In a wooded area, almost a mile off of the main road. It's central to almost everything. Not far from downtown at all about 15 minutes to be exact (depending on traffic). Close to a bunch of stores. Very close to I-75 and I-285. Close to the Cumberland Mall, Buckhead, Marietta, Vinings, and not too far from the Smyrna Community Center. Traffic is not a concern like it would be with the apts off of Cobb Parkway and other main thoroughfairs. It's away from all of the hustle and bustle that turns most folks off from big cities.
- Renovations galore: Everything I complained about when I first moved in they seemed to address. They have repainted the exterior of all the apartments. The plumbing has been updated in all of the apartments so all the flooding issues reported in the other comments should be resolved. They added lighting to the previously dark parking lot and entrace driveways. They fixed the crossing gate bar to minimize piggybackers coming through the gates. The pool area was under construction when I first came in and it's really nice now.
- Management & Staff Improving: at first the seemed a bit new and unorganized, but they are getting better with time.
- Space / Layout: These apartments are huge!!! My one bedroom is larger than most other apartments' two bedroom floor plans and cheaper. You can easily fit a king sized bedroom set and still have room for more items. They have bookshelves in the den which are a good look, and the sunroom adds a lot of extra space which can be used as an office, dining room, etc. The only thing lacking in my floorplan is the kitchen. It's kind of small.
- Walls: Pretty thick walls, can't hear too much from my neighbors.
- Landscaping: They always have people working on the landscaping. It's impressive if you're into that type of thing.
- Parking: I normally get the same parking spot day in and day out regardless of when I leave at my unit. Some units aren't as lucky though.
- Flexible lease terms: I think they offer 3, 6, 9, 12 etc.
- Basketball goal: Not too many apartments offer this amenity.
- Jacks galore: A plus with older apartments is that they have a good amount of cable and telephone jacks.
- Pets: I do not own any pets, but they are a pet friendly apt complex as I have seen all kinds of owners walking their dogs, and they have pooper scooper stations around the complex.
Cons:
- Flooding of the main entrance: My biggest con and let down is when it rains heavily, the water flows down the massive hill leading to the apt and pools at the bottom. Sometimes they have to shut down lane exiting the apt and route traffic to the entrance lane.
- Maintenance: I only put this here because of my AC being out in the middle of the summer prior to my move in and going out twice after that, but they eventually did fix it. Since then I haven't had any other issues to rate them on, so this may be an unfair con.
- Storage Space - The kitchen could use a few more cabinets, the bathroom doesn't have a linen closet or medicine cabinet, there's no outside storage on the patio/balcony,
- Older apts: Unless you get the upgraded apts with the new appliances and fixtures you will have older appliances. Not a biggie to me as long as they work properly which they do. As always, with older apts you may have issues.
- Bugs: This alone will scare many people off, but with this many trees in the complex what else can you expect' It's not an infestation by any means, but occasionally, maybe a few times per month, you'll run across a water bug or spider. In addition to the monthly pest control sprayings, I keep a can of Raid around and spray all the entrances, cracks, and crevices to keep them away.
- Lack of a Car Wash Facility: Ok maybe I am being knit picky, but I miss this amenity from my previous apt. complex.
- Horrible Cell Phone Reception: This is not a fault of the apt complex per se, but just let it be known that the thick walls, and ample trees will limit your cell phone signal regardless of carrier.

Very informative, I agree with everything. Just one point: I think you meant basketball hoops, not goals. And they have been removed. I'm also disappointed that they tore down the pool club house.
