I've been a resident for almost a year. I must say- out of 100 people, at least 5 will claim to have a "horrible" experience any given year. Unfortunately for internet researchers, these are the people MOST LIKELY to complete an apt review. Usually, they are upset and tend to exxagerate the truth in an attempt to "hurt" the community. Pay attention to the review dates. One person (who deserves an award for sounding like an ignorant racist) obviously did a couple of reviews.

At any rate, the community is (overall) nice. The grounds are beautiful and well-groomed. It's quiet with very, very few kids. If you come home in the middle of the day for lunch, the parking lot is fairly empty (which is a good thing). I've never had a problem with maintenance, ever. The location is superb which is why the rent is above average. I'm about 8 mins to downtown (take S. Atlanta Rd), 15-20 mins to the airport, and about 15 mins from Buckhead. Not sure about others, but I've never had a bug problem (I live on the 3rd floor).

Not to be mistaken, there are issues. First off, the trash gets full to the point people pile trash outside the compactor. This is very rare, but when it happens (probably 1-2 times in my year), it takes several days to clear. I would not recommend a unit anywhere near the trash. Dogs are allowed. Residents refuse to use doggie bags to clean after their pets' mess. Luckily, groundsmen are out at least once a week. The gym is small and musty (I agree with a prior comment). They need better ventilation. Same in the business center. The copier is ancient and the fax machine is a joke. The gate is fixed about 90% of the time. The only reason they have issues is because someone's drunken, stalker boy/girlfriend decides to break it. Oh remember you're less than a block from a truck stop...the passing trucks can be noisy on the S Atlanta Rd side. And the car vac can be loud on weekend mornings.

The surrounding area is okay. There's a community somewhere near that has tons of kids. You'll see them walking back and forth to Kroger (which is literally across the street). I've never had a bum approach me and besides the guy that lives in a neighborhing buildng who's always out smoking a damn cigarette, you hardly see people "hanging out". Until recently, I didn't know if the units on my floor were occupied.

So- here's a review from an unbiased, neutral party. I may renew again, maybe not. Depends on whether I feel like hiring movers. PS. Beware of the left turn out of the community...it's at a blind curve. Oh and why the heck would you be in the office often enough to trash the staff'! Pay your rent and keep it moving.

Great review. I lived there from Oct 06 to Oct 07 and had the same experience. There were a few bugs, I was on the first floor, right next to the pool, but everything else was ok. Glad to hear they have not replaced the fax in the business center, it was always a joke.
