IF you REALLY want the REAL info on Keeneland...

This site posts good and bad. After closely reviewing it and the property of Keeneland Farms during my best friend's tenancy, I'll try to summarize it as objectively and impartially as possible, although it'll be hard. First impression will more than always be my last.

The entrance(as well as the exit) to the place has a feeling of a penal institution. The psychological trauma starts the moment you approach the visitor's phone station. It's a dysfunctional system which works 50% of the time, but that's not the problem inasmuchas the line of cars with angry faces staring and wondering why you don't proceed is. Once & if you make contact thru the phone system, you approach a bar which lifts first then approximately 2 minutes later (it seems), the gate opens. I could never figure out if this was to protect tenants or antagonize the guests. In any event, the exit gate is the same. First the bar lifts, then after the longest 2 minutes, the gate opens. This is when you feel a heightened sense of a penal institution, where visitors are closely monitored upon exiting. The only problem with this is that not only guests exit there, TENANTS do! Heaven forbid a tenant is in a bit of a hurry. The minutes wasted for the gate to open would elude to the fact it is for security, but my stronger sense is that it's a dysfunctional system which should be replaced. And it certainly served no purpose during the latest murder that occured there. So I'm not convinced it's a working system.

The second problem I have is being shown a model apartment without ever, ever being able to see your actual apartment to be rented. Management is "keen" and "clever" during this process. You WILL NOT see the apartment until you sign the lease and keys are in hand, thus, inheriting all of the problems that exist. Your only recourse is to leave immediately because repairs WILL NOT and CANNOT be done in a timely fashion, as the maintenance appear to be back-logged, understaffed and overwhelmed. And now that you've signed your lease, you are at the mercy of how they process work orders. YOURS MIGHT TAKE 2 YEARS!!!

Lastly, I would like to speak on how management/maintenance treated my friend, who by the way, was a on-time paying tenant who got railroaded and lied to when she addressed concerns to management/maintenance about health-threatening issues. This office utilized every tool available to achieve the term "SLUMLORD!" Because the repairs were too astronomical (costly), they decided to play the dirty dozens and treat it as it didn't exist. First, they said it did, then they said it didn't, then, they dodged her, hoping she would just go away. And she did! Now, she's faced with a broken lease, possible negatives on her record, and searching for a new. She refused to pay anymore rent, even if it hurt her, as she felt no pain could be greater than the treatment that Keeneland Farms had displayed. After fulfilling her agreement of the contract and having to tollerate urine or seats from maintenance, belongings thrown everywhere, entry upon entry of staff with no notification, necessary repairs incomplete, water soaking living room carpet continually, she was distraught!


If you're okay with this type of system, by all means, proceed with your plans to live here. But be informed that repairs/problems could be as extensive as tons of roaches crawling around upon move-in, brown water, appliances improperly installed rendering them inoperable, water intrusion, major plumbing problems that come from neighboring residents, leaving speces on your carpet and the list goes on! Oh yeah, as a side note, if you have allergies, then the neighbors' cigarette smoke WILL enter your apartment. Like it or not!!! It's an old building with crappy insulation!!!

So these websites are here for opinions and prospective tenants to make a sound decision. My intent is not to bash Keeneland in an erratic form but to provide facts. If the prospective tenant is serious about his/her living conditions, they do extensive research and follow-up, then make a decision. This way, when your personal situation occurs, you can apply it. I recommend everyone to take the hard time necessary to find suitable housing. If Keeneland is still your choice, it won't hurt a bit to address some of the concerns you've read about to see how they respond. Better get it in writing!!! Good luck

hmph, pay attention to the fact that this person has MORE knowledge than you know...YOU need to pay attention because the people working INside the management office have no more insight than the pitbulls they allow to run around the place...scratch that, pitbulls have WAY more sense than Keeneland Farm's management!
