Pros and cons.

I'd like to say that overall I would recommend because it is economical. Our place is roomy, comfortable, and cheap. However, if you can't stand unruly kids, roaches, and noise, this place is not for you. The overall condition looks a little run down, but it's good for such an old complex. Management and maintenance is responsive and friendly but sometimes it seems like they're fighting a losing battle against noisome tenants and building decrepitude.
I also don't know if they try to screw you when you move out, because I'm still here.
Here are my honest pros and cons:
PRO
Rent. The rent here is very low. Our current rent for a 2BR 1.5BA is $590/mo. It actually went down when we renewed our lease. the 1BR apts are $490.
6a. PRO. Low Deposit. The security deposit was only $100.
CON - Kids.
There are a lot of kids running around unsupervised. I have some light scratches in the hood of my car from kids sitting on the hood - I've even seen kids sitting on cars when their parents are standing right by them!
My car received a big scratch in the door - maybe it was keyed, but I think it was from kids not being careful when they push their bicycles between cars. I started parking my car in a part of the parking lot with less child traffic.
CON - Nuisances on the grounds.
People work on their cars in the parking lot.
People have parties on the grounds/parking lot. They blast loud music - usually latin music, from their cars and it sounds like an oompah polka band when the bass thrums through your walls. They leave beer cans, bottles, and bottle caps on the grounds and in the lot and don't pick up after themselves.
MIXED - Neighbors. Mostly the neighbors are Mexican families and workers, with some black families. There are a few white and asian households, but only a handful. Not everyone has a car, so in the morning there is honking when people's rides arrive to pick them up.
When we first moved in, some ghetto trash lived across the hall. They smoked pot. I think they also didn't pay their electric bill, because sometimes they'd have an extension cord running from their apartment to the outlet in the hallway. They moved out after we were here a few months - I think they were evicted. I've seen one other eviction while we've been here.
But I said it was mixed. Since there are so many families and workers, people are good-natured toward each other, and the neighbors are generally friendly.
MIXED. Area of town.
The location is nice because it's near shopping and restaurants, and close to the interstates. If you need to live close to the interstate to get to work this is a good spot.
I -usually- have no qualms about walking in the neighborhood. The community has sufficient sodium-lamp lighting.
I -was- harrassed by a young hispanic man on a bicycle who loiters in the evenings. He followed me once when I was out on a walk, trying to talk to me. When he asked "You like...fokkie fokkie'" I pulled my pocketknife and gestured like I was going to stab his front tire before he backed off and went away.
I see this as a problem with this part of town in general, not necessarily the apartment complex. If you are looking for an apartment in this general area, you will have some of this problem in any apartment complex around here. There *is* a liquor store and a head shop right outside the community entrance.
FYI, stay away from the strip of apartment communities along Franklin Road in Marietta. I can tell you just from driving through there when I was looking, that that area is a string of slums that are *visibly* worse than this place.
I would definitely get renter's insurance, and go for a second-floor apartment, to lessen potential risk of burglary, but I would do that anywhere.
CON - Roaches.
Everyone who has written that there is a roach problem is absolutely right.
They usually keep to the kitchen. The kitchen ones are mostly little, but sometimes bigger ones come in from outside.
They do send around pest control and they do give you notice when they're going to come, usually a few days in advance, especially if they request that you clear out all your cabinets for a thorough spraying. The pest control doesn't completely work, though, and there was a period of several months where it seemed like they stopped service for a while.
PRO. Utilities cost.
The utilities costs are the lowest I've ever had. The complex pays for the water (and I think the water heating, also). Electric and gas have always been reasonable even in extreme weather and with gas prices being generally bad in Georgia in the winter.
PRO. Water pressure
The water pressure in the shower is fantastic! The hot water is *very* hot and it usually takes a very long time to run out.
CON. Water taste.
I don't like the taste of the water. I have a Pur filter on the kitchen sink.
Maintenance / Management.
The complex does a pretty good job of keeping the place cleaned up, considering how slobbish some of the neighbors can be.
They had to be nagged about the awful, mostly-broken laundry facilities, but when they took care of it they had MacGray put in an brand new set of machines and it's much nicer now.
They are quick to fix reported water leaks because they pay for the water.
All the appliances inside the apartment have always worked and are in decent shape. Gas stove is nice. We have a garbage disposal but no ice maker in the fridge.
They have been pretty quick responding to all other maintenance requests that we've had, but there hasn't been too much. They also do follow up on our complaints about neighbors (I complained about the kids sitting on my car, and the "keying" incident). They distributed circulars to remind people to clean up after themselves after we complained about the trash left from parking lot parties.
The fire extinguisher I needed to use because a van in the parking lot caught on fire one day. The extinguisher didn't seem to have much of a charge.
When we moved in we were told that they were going to replace the vanity counters in the bathrooms, because they are old, with chipped finishes that have been painted over with an uneven coat of paint. They never replaced them.
CON - cleaning between tenants
The apartment wasn't cleaned very thoroughly between tenants. I've recently discovered that the grout in the bathroom is white, not grey. And there is a lot of cooking residues on the undersides of the kitchen cabinets.
They did replace all the carpet and vinyl flooring in the kitchen before we moved in. The carpet is thin and cheap but I expected that at this price.
CON - Wallpaper
The bathroom wallpaper was atrocious and peeling off the wall a little. I did them a favor by stripping it off, repairing all the damage to the wall that they had only papered over, and painted the walls. The kitchen wallpaper is also ugly, but at least it's still stuck to the wall properly.
