I moved into Park Valley when it was Post Valley back at the beginning of 2006. I had the studio apartment for a year then I transferred to a 1BR with W&D hook up. I live only on the upper level and in both locations have had no real issues with noise. Where I am now is super quiet and I am very picky about that kind of thing. On occasion the neighbors will have a get-together, but that's normal. There is no obvious indication that there is drug activity on the property. The parking lots are safe. I have a small dog (not a pitbull, and have only seen one on the property) and used to have to walk her at all hours while she was a young puppy and never had a problem feeling safe. I feel very comfortable here. I have heard that it is very noisy when you live underneath another apartment, that the floors sound very thin. But I have lived in similar apartments and am very sensitive about that which is why I choose to always live on the top floor. There was a problem with rats when I first moved in and the dumpster didn't always work right, but since the name changed to Park Valley and the new management took over, they have diligently worked to get rid of the rats and keep the dumpster working. I haven't seen any rats or encountered any problem with the dumpster in quite some time. There are squirrels on the property, also many birds. I love to hear them chirp and sing in the mornings. I put out bird seed on my porch and the cardinals come every day. Sometimes the squirrels come, too. There are nice trees and landscaping on the property and it is well maintained. The gate is nice to have, but occasionally doesn't work. There is a call box for visitors which I have sometimes used to get in since the call box calls my cell phone. There is no perfect place on earth to live, I don't think. Park Valley is very nice. It is in a nice neighborhood and close to 285 and 75, nice Smyrna parks and dog parks. The pool, tennis courts, gym and internet cafe all seem very nice although I never use them. The laundry facilities are fine. The rent includes a fixed rate for water. Pest control comes every Friday and will spray if, where, and when you need it. I have not had any problems with bugs in my apartment, but there are a lot of beetles and carpenter bees outside during certain times of the year. The management and staff are wonderful. I really have been very happy here and would recommend it to friends...just make sure to get a top floor apartment.
