I lived in two seperate apartments in Park Valley. In the first, in my bathroom the people above me had a leaking shower seal, so their water leaked down into my ceiling and caused it to swell, bulge, and almost collapse on me in the shower. Maintenance never replaced the ceiling after a month and black mold started to grow. I could also hear my neighbors every time they walked across their room due to the creaking floors.
I moved into another apt and had yet another leaking shower. The shower leaked into my closet and saturated the floor ruining the carpet. The tackstrip for the carpet was black and deteriorating and there were two seperate mold cultures growing on the carpet and on my clothes. I fought with maintenance for almost a month to get them to fix the problem when i finally had to threaten to call Public Health and Safety to get them to come out and fix it.
According to the work-orders that the Property Manager recieved, the work was 'completed' and the mold was 'taken care of', however, the pictures i had said otherwise. There was tile and caulk missing leaving my shower un-usable for three days. Due to the mold, i ended up having to board my pets for 4 days and staying in a hotel for 2 days since my apartment became un-livable.
I also had extreme bug issues in BOTH apartments. Granted i was on ground floor, there were bugs EVERYWHERE. Anywhere from millipedes to centipedes to spiders and pillbugs.
The problems here boil down to a lack of communication, gross negligence on the behalf of the maintenance staff and lack of followthrough from management.
Avoid this apartment complex. There are MUCH nicer places in Smyrna/Vinings to live for close to, or the same amount of money. gkZ41df9CgXQPfm8K2A7

I recommend you check out Calibre Lakes, just down the road. BTW, you should know that anytime your apt. is UNTENANTABLE due to vermin, mold, water damage, no A/C in summer, no heat in winter - you do NOT pay your rent because the law says you don't pay for such conditions. If you read your lease carefully, you'll see vague words to that effect. The mgmt MUST either fix the problem immediately, move you to another apt. or pay your expenses if you must move elsewhere (including motel rooms & pet boarding expenses). You don't pay your rent in the meantime; just ask any tenant-rights-type lawyer about this. So you should tally up your damages & sue the mgmt there in small claims court (if they fall within the $ limit for this) to get a judgement against them. Trust me, if tenants would withhold their rent for such problems they'd get the mgmts attention all right!

Was your apartment clean? From the photo's looks like it wasn't very well maintained. And you had pets? eww! most people who put these negative ratings are the one's you help out when they live some where..and serenanocturna, come on you can't not pay rent...for those reasons..damages/sue come on...where's ya proof of this so called law.would love for you to post it. I've lived here at Park Valley for 3 1/2 years and trust me its a nice place to live. People like you 2 shouldn't be here...sounds like you were trying to get out your lease to move somewhere else
