First I should mention that I like to wait at least a year before writing a review on an apartment (a year and a half in this case) because I see people writing good reviews after 2 or 3 months when everything is peachy, but you see fair reviews from people that have lived over a year which tells the story a bit better.
In my case it is a very good review.
There are so many good things about this place that I will summarize them below and then write about the few bad things.
PROS:
* 365/24/7 swimming pool, you can get in the pool whenever you want
* 6 tennis courts
* friendly staff, they make you feel like royalty (seriously)
* they pick up your trash at your door 5 days a week
* free tennis lessons on Monday, great way to meet your neighbors
* neighbors are quiet and friendly
* I've seen one roach in a year and a half and it was a time I wasn't keeping my apartment very clean
* free yoga, and other fitness type classes (don't go to often but also met some nice people the times I have gone)
* they keep the grounds very beautiful, even when we had the drought in 2008, they switched to plants that didn't need that much water to keep the grounds green
* bi-weekly activities: (I don't have time to attend these, but it is nice to have them) wine tasting, dessert night, election party, projector movies in the field, etc etc etc, even catered events sometimes, this is all free to residents
* if you like tennis, you can get all the tennis you want here, just ask the staff or attend the Monday clinics and you'll get hooked on tennis
* descent gym with lots of machines
* office room with fax machine and free wireless
* when it is time to renew your lease they give you many options and if you sign a lease long enough (8 months or higher) they won't even raise your rent, well that happened to me, not sure if this has anything to do with the economical crisis
* looks like a tiny resort, with a lake, river and bridge ways
* monthly rent is very reasonable
* location! almost forgot location, it is right of I-285 & I-75 intersection you can be anywhere in downtown Atlanta or Marietta in 15-20 mins. 30 mins to airport taking I-285W. I go to school in GATech and work in Marietta, so that's a double bonus for me.
* pest control every monday
* monthly newsletter summarizing events
These are the things I could think of in 5-10 mins, but I'm sure there are more.
NOT GOOD, NOT BAD:
* These apartments are not new, but they are well-maintained
CONS:
No place is perfect, but I do have at least one big complaint.
* The maintenance from the park at vinings is very good, but many times they hire a third-party company (probably the cheapest one) and they don't do a very good job. This is technically not a problem with the community itself but if anyone thinking about moving here should know this
*** Ok, this is my biggest complaint. Anyone that has lived here knows this. When you invite a friend over to your house, and they happen to arrive at "rush hour" it is very hard to get through the gate. This can be solved very easily by having a guest entrance and a resident entrance as many other communities have. Many people resort to tailgating and I don't blame them. It seems to me that the entrance is wide enough to accommodate three paths (two entrances and one exit). Even if I'm wrong it seems easy to widen since you have the lake at one side and the tennis courts far away on the other side.
Overall:
I highly recommend this community. I wish I had found this place when I just moved to the Atlanta area, I have met so many nice people and enjoy the community's facilities so much that it is going to be sad to leave once I finish school.

i have no idea if this is a real review or not but i have lived here since december 08 (and visited often before that as i have friends living here) and i could not agree more with the gate issue - there are solutions and nothing is done about it. instead of the mail kiosk they really should be building a guest entrance...
