You don't get what you pay for. They will try to entice you with the great amenities - the pool, workout center and tennis courts are great - BUT for the price and lease terms it just doesn't add up.
I have spent a good deal of time here with a close friend who is currently a tenant. At first, I thought it would be great to live here bur after spending enough time and touring this complex along with many others in the area and found that The Park at Vinings isn't worth the price.
Inside the apartment, the overall maintenance is elementary. The past repairs are noticeable, the seals on most windows are cracking, the appliances are old and the counters and cabinets are from the early 90's if not later.
Take a CLOSE look at the lease. There is no guarantee for when things get fixed. They say they will complete a maintenance request in "a reasonable time frame" which they don't define. Also if there is a major problem that can't be fixed in time, you have the choice to move out or wait. That's a stellar service commitment. As a comparison, other apartment complexes in the area give you a two to three day guarantee and if they don't fix it in time you get a credit towards your rent.
Watch out for the pet fee. It is high compared to other complexes in the area, and if there are any damages - it comes out of your pocket and not the pet fee. The dog park is lack luster and has little shade for you or the pups.
The grounds are terrible. There are supposed to be pond areas with walking bridges - but the ponds are empty and full of sludge and the main pond/lake always looks dirty. If they can't fill them due to water restrictions - they should at least clean them up.
You'd better look around before settling. There is much better in the area for less.

I've been here since April & I absolutely LOVE it. There may be better apartments in the area, but there are also much worse ones. I know, I used to live in one. I have no problem with the dog part; at least they actually have one. The pond up front is a NATURAL pond which means it isn't something that supposed to, or even can be cleaned. Hello, we've been in a drought. Think that might have something to do with the ponds being low?

How valid are your comments when you don't even live here? I agree with the last comment. I have been here for a little over a year and I love it too! Could not be happier!

I totally don't understand how this person can say it doesn't add up. The rents here are cheaper than other apartments of comparable quality in the nearby vicinity.
I don't care what the lease says about repairs, I've called them three different times and they've ALWAYS been here within the day. When we moved in and I turned on the washing machine for the first time, it flooded the laundry closet because a hose was broken. I didn't realize it until the water was starting to seep down below. I called the office in hysterics and they sent the Maintenance supervisor out right away to help me, even though the washer and dryer were my own! He checked the apartment below for leaks and sent a guy out with a shop fan to cut out the carpet padding and replace it when the carpet was dry. So they're awesome on the maintenance front.
The pet deposit is a bit higher than I paid at my place downtown, but they don't have major weight restrictions like they have in other places. AND they let you pay it in installments -- I think maybe two or three? I just paid mine up front since your deposit is like $150!
As for the grounds, they are beautiful! As someone who owned a house for three years, I know how much work goes into keeping a place like this, that's super-woodsy, clear and nice -- and they do a great job. And yes, the "ponds" are sometimes low, but they're not pools, they're PONDS that depend on the RAINFALL. If that's the worst thing about the complex, I think you'd be doing okay.
