Pros and CONS to The Village...

I moved in at the end of August 2007. I moved from AMLI at West Paces after graduation, which was a big mistake. Since it was my first time living alone in an apartment, I wanted to stay somewhere that was safe, quiet, & had a rent LOWER than downtown apartments. I am a graduate student at GSU so I didn't want to make a long commute. Thus, I chose the Village at Lake Park. Big mistake!!

The grounds on the property are gorgeous and very well landscaped. I never see excessive trash or dog droppings at all. The community (or at least The Gardens) as a whole is very quiet and I have never had a serious issue with noise from neighbors. The maintenance staff is good. ALL of my service requests have been handled either the same or next day. The front gate staff work well to ensure that unwanted visitors are not allowed onto the property without your prior consent. For a young single woman that lives alone, this is a BIG mental comfort. My one-bedroom apartment has a nice layout. I loved the upgraded kitchen and bathroom features when I first moved in. I have more than enough space for just myself.

From reading that you would wonder what issue could I possibly have with The Village, but you are sadly uninformed.

The Village has a SERIOUS BUG ISSUE. Granted, I do stay on the first floor and I do understand that it is a wooded area. But, I stayed on the ground floor in a wooded area at AMLI and NEVER, not even in two (2) years, did I see a single "waterbug", roach, or any other bug resembling a roach. I am a clean person and I was raised to keep a clean house. I don't leave food out. I take the trash out twice a week, even if it's not full. I'm basicly a neat freak. So, of course, I was mortified when in the first weeks of moving in, I found several "bugs" throughout the apartment. When I complained to the staff, they told me that because it was Georgia and the first floor so a few bugs every now and then is normal!! Well, it's NOT where I come from!! They came, sprayed, and of course the bug problem persisted (every two weeks almost) until I put out boric acid around the apartment and the winter came. But, even still, every now and then one will pop up on me. And in speaking with other neighbors, I have come to find out that ALOT of them said that they have the same issues during the spring and summer time, some worse than others (i.e. ground and first floors). This, in my opinion, is UNACCEPTABLE, especially if I'm paying to live there!

Also, they do NOT fully explain the utilities when you move in. When, I moved in I was told the apartment was ALL electric. Then, two months later, the leasing office is calling me to pay a gas bill. I had no idea that I would be paying a high monthly gas bill, high water/sewage bill, and the usual electric bill on top of rent and other expenses. Additionally, the complex is not covered by Comcast which was odd. They have Charter Communications, whose cable and internet options are laughable in comparison to Comcast. For what I'm ending up paying each month, I could be living in a nicer apartment closer to downtown without pests.

Thus, I plan on moving before the spring/summer time to avoid seeing the creepy crawlers, paying the ridiculous utilities bills, and the unnecessary charges from the leasing office & Charter. And beware about breaking your lease, they have ARCHAIC practices about that also. It is 2008 you know!! So, before you decide to move here just be aware that with the good, there is often ALOT of bad hidden underneath. The Village may or may not be for you....

I bought these electronic things that black & deckers makes that plugs in the wall to repel bugs. It is animal safe and I have not seen any bugs since buying it. Great $10 investment
