Nice place to live, but definitely has issues . . .

Background: My wife and I moved here from a house we built in Michigan. It was definitely a step down, but we knew that going in. Below is a little more detail about each aspect of the apartment along with some pros and cons at the end.
Parking: Parking is adequate, however I had a bad experience. I had my motorcycle parked outside and someone ran into it, knocking it over. No note was left, they just picked it back up and took off. I also saw issues with people just leaving their crap in the parking lot. Soda cans, papers and even the occasional beer bottle showed up from time to time. I don't get it - pick your junk up people!
Noise: We had pretty quiet neighbors. We could hear the one above us walking around in the morning and could also hear their dog tearing across the apartment from time to time. Besides the occasional party, neighbor noise wasn't too bad.
Grounds: The grounds are very nicely kept. There were always workers outside making improvements. The tennis courts were kept up nicely and the pools always looked good. The fitness center is a nice addition also. It does cost per month but the fee is pretty reasonable. For one person it's $20 per month and for two people it's $30 per month.
Safety: The community is gated and there are guards at the front gate 24/7. They seem to be good about who they let it. It caused a backup sometimes at the front gate but I'd rather have a minor inconvenience than someone in the complex who doesn't belong. Piggybacking was possible at the back gate, but I haven't seen a fool proof gate system yet. Overall the security I felt was good.
Construction: What can I say - they're apartments. Like I said we came from a house we built to an apartment so I'm a little biased. They're pretty well built apartments but as you know rentals get abused and these are no different. Our place was renovated so all the fixtures and lights were new and perfectly adequate. The air conditioner sounds like a jet taking off. I don't know if they're all typically that loud or not but when the air came on the TV volume had to be turned up.
Maintenance: The maintenance staff is great about showing up, but not so great about fixing the problem. I'm a handy person, but I figured it was the maintenance staffs problem to fix things. The faucet in our bathroom started out fine, but then began to drain slowly. They came out very promptly only to tell me they can't get it to drain any faster. After he left I made the adjustment myself and like a miracle the faucet drained like it did originally. Our toilet also ran continually. I could see what the problem was but it took them three service calls to finally get it right. So the maintenance guys are fast to respond and very polite but you may need to get them there a few times to really fix the issue.
Staff: The staff was very professional and I never had any problems with them. We did look into getting out of our lease early which would have cost us a fortune. The cost was going to be about $4500 to terminate the lease 4 months early. I was hoping they would work with us however they didn't. I don't see this as their fault however because we were told in the beginning about early termination costs. They stick to their rules so make sure you know and understand all the fine print up front.
Pros: Close to I-75 and I-285, close to shopping and food, great landscaping, many pools and tennis courts, staff friendly and helpful, great workout center, nature trail through complex, apartment okay, lots of storage.
Cons: Our carpet looked clean initially but started showing previous spots after a few months. These weren't from us. The carpet in our previous house still looked new when we moved out after living there for 4 years. Insects show up from time to time. We're neat freaks but still killed a few house centipedes, silverfish and two roaches. We lived in a ground level apartment which didn't help out the insect issue. People let their dogs crap and don't pick it up. This makes for a nice bouquet outside when it's 100 degrees.
Overall: It's a good place to live at an okay price. Seems expensive to me but then again Atlanta is only 20 minutes away. If you get into properties much below this price range things can get sketchy. Anything much above this price range and you might as well look for a house. Hope this was helpful - Good Luck!

You haven't even been there long enough to have to endure how this place literally sucks big time. Security does not do their job, neither does the staff. We even wrote them a letter about squirrels living in our walls, dangerous, still after a month, nothing. The water bill is bull also, they're pocketing money as they can't prove how much you actually use, ask them to explain it, they can't. Maintenance has admitted they're shady. Even the rental increases change depending on how long you stay, NO ONE ELSE has ever done that where I've lived.
