Hi All, Please read my comment before you make decision.
I have been staying in Village since 2007, back than property was good in every sense.In 2008 it slide from good to bad (with too many incidents like fire/damage/burglary/mis management etc).In 2009 I think its worst and can't degrade below.Property have bought by new management which is more lousy and in-efficient in every sense.I do not want to go deep on complaining all the crap which exist out there. If you are planning to rent this property you should know these points.
* Application Fees $300
* Security Deposit $800-$1000 (depending upon your rent they do not accept check it needs to be MO)
*Gate Pass $50
*Internet- Charter-Very Very Pathetic $50-$100 (depends upon package)
*Gas- (Georgia Gas) Worst - $100 Minimum (every month no matter what you do)
*Infinite Energy - (I bet if you donot break your head)- $100 thats minimum
* Water Bill-Clubbed with your rent- minimum you pay $70-80 -even if you are missing for a month- what a stupid co.!
Now Thats Not Enough if you would like to transfer your lease due to some reason.
*Lease breakage charge- $1000 period
*Transfer lease Charge - $155 (even if you do not break or incase of renewal-GROSS)
*Transfer Application Charge - $125 (even if you do not break or incase of renewal-GROSS)
*Gate Pass- $50 (AGAIN!!)
*Infinite Energy (Trust me you will not find more stupid co. than this)$60 (transfer fees)
*Water Bill- it will come for 2 months (can you believe this')
* Georgia Gas - $ 100 - New Connection Charges
*Internet - $ 30 (charter crap)

You may have had a bad experience, I did not have to pay any fees except prorated rent to transfer apartments within the complex and did not have to pay for another gate pass. And the application fees and security deposit amounts you have given are VERY far away from what I paid.

Oh my gosh, I'm so glad my husband and I got out in November and bought a house. Nothing like having control over your own expenses again. It was worth saving for a downpayment. We HATED, again... HATED The Village, worse place I've ever lived in 46 years of life!

Oh well they send me FINAL SETTELEMENT BILL worth $2000 with a sweet note if not paid it will go to collection agency...I just hate to see that! Any body out there who can help me...I would like to teach these buggers a lesson for sure!

Everything negative you said about this property is true. From the gate fee of $50 dollars, to the deposit, transfer fees, gas bill, water bill. You should get out asap. I actually lived here when the property was owned by "Post" and then sold to the new company in 2004. Once the new company took over everything changed, new type of tenants, loud music, gate left open - I called and reported this, drugs being sold - I would look out my window and watch, tenants fighting and loud - OMG!!!, maintenance not responding. You should get out fast, this property is now the ghetto. Oh, I forgot I also got the $2000 bill and had to call the office and prove to them they actually put it on my credit before they would remove.

EVERYTHING listed on here is true, they charged me almost 1K when moving out to replace carpet in my 650 Sq ft apartment. Managment is horrible. Also "never recieved" my notice to vacate even though it was placed in a SEALED envelope with my rent check that they CASHED. HORRIBLE place to live.
