The property management makes it crystal clear they are very selective in choosing their residents, but having lived there for several years, I can tell you that is clearly not true.
Demographics are demographics, but note that this place is not racially balanced - not even close.
They are loaded with Section 8 (all very hush hush) in there with their kids running unsupervised and wild they can't keep things quiet and comfortable for the paying customers - - and believe me it's very expensive.
The gate is a constant problem, especially at 5:30/6pm when getting home, as there is no separate entrance for visitors and the drive can only hold 4 to 5 cars before they back up on the Cumberland Boulevard into a 5 way intersection.
The maintenance is fantastic and the grounds are beautiful; it's very much like a pretty housing project, where the working people pay very high rent while others drive them nuts and pay very little or nothing at all.
With kids running wild, children and teens gather and loiter in the parking lots(cars get damaged) riding bikes, scooters and skateboards there because there is no other place for them to do it; cars speed through at all hours of the night; there is only one speed hump to slow them down. This creates a very dangerous situation for everyone. Many people party on their balconies past midnight in most cases, disturbing everyone. The police are always out there. People are allowed to work on their vehicles in the parking lot. The amenities are supposed to include library, access to a computer and office equipment, a car wash station, but the office closes by the time people are home to use any of those amenities and the carwash station is never working because they keep the water turned off.
The "on-site security" person is an off duty Smyrna police officer, who works ang needs to rest at night, he does not patrol the property regularly and only comes out when called, and then he calls first rather than coming right over. There are drug deals going down in the parking lots, people hanging out around there all night who are scary. It is not safe.
The ventilation systems are very dirty and unclean. They do not appear to have ever been cleaned / vacuumed out. This contributes to health problems.
There is noise all around (all walls and ceiling and floor) and in the stairwells that comes through into every room of your home... people beating on other resident's doors and yelling in the night.
It's a fantastic place during business hours everything you could want in a home; however, after hours it's a complete circus. It's very difficult to have any peace there.
There are constant planes flying over, which amps up over the weekend.
Because of all of these things, they have constant turn over, which of course allows them the raise the rent and "keep them at market" the problem is the rent is the only thing being kept at market.
HEY, IT'S YOUR MONEY, YOU WORK HARD FOR IT. SPEND IT ELSEWHERE.

Always has to be someone hating on people with section 8,they are people too,I bet you are a loser with nothing else better to do if you work so hard and pay so much money go live somewhere better critic...
