I hate to leave. Over all you are paying a decent amount of money for a well kept place with good people. The ladies in the office, Alana, Sara and Alice are all really great and do everything they can to make sure the time spent in the community is great.
I moved to the Atlanta/ Smyrna area not knowing where to go for a good neighborhood and I'm glad I picked Walton Vinings as my first. I looked at the other apartments in the surrounding area and nothing compares.
Pros:
Very Safe... Gates pretty much always work
Nice looking grounds
Great Maintenance and office Staff
Heated Saline Pool
Well kept amenities.
Community events.
Large floor plans with big bathrooms and laundry room.
Book of the month club.
pro/con:
Great View of up and downtown Atlanta. Depending on the unit you might have a great view of 285... a bonus for checking on traffic speed.
The gates are a little aggravating. There is a main gate and a swing arm that take about 10-15 seconds to open completely coming in and leaving. Of course the arm swings down with a quickness so anyone sneaking in behind gets dinged. The whole setup is a good deterrent for people we don't want in the neighborhood.
The walls are a little thin but the apartments are set up so bedroom walls aren't shared. Bathrooms however, are.

As the property manager, I would like the chance to discuss your concerns in person or over the phone if you'd like. Our number of vacant apartments has been very low over the last several months, and as a result, we have been showing and preleasing apartments that are on notice to move in the future. Our availability changes daily, and we do our best to accommodate the needs of our residents when selecting their apartment home. As for the utility bill, it does include water and sewer. Since you reported this concern to our office, we have checked your meters twice, and have not found any malfunctions. I would like the opportunity to discuss, at any time, your concerns.
