First thing you need to do: STOP calling/walking-in maintenance requests!! I know this because I have WON numerous out-of-court settlement w/ various apartment complexes in GA. No I am not a lawyer.

The key is excellent recordkeeping!!
Keep anything the apartment complex sends you...letters, memos..receipts etc.

If you need a repair or want to address the management, write a letter.

Compile your maintenace requests, address letter to mangement, copy it, send it certified mail via US Post office certified mail. it costs less than $2.00. You get a receipt PROVING you sent it.

Management hates a paper-trail...this is what you will create. The more the better. If you have enough and research the landlord tenant laws (online) you won't need a lawyer! They'd rather just pay you ...or fix what you want fixed rather than take it to court. If they lose ...it cost the company more money.

Other points - NEVER pay rent in CASH, if you have to, get a receipt SIGNED AND DATED by an AUTHORIZED agent of the company. If you can't read the signature ask that they PRINT it below the signature.

Sample Letter:
Today's Date
Dear Management:

My name is ....and I live in (unit/building).
I have made several request for repair by walkin/phone. The request have not been addressed or repaired. (apartment name) was provided an adequate amount of time to make repairs and have not done so. I have provided the request for repairs to my unit below, for your convenience. Contact me if you have any questions regarding the list.

Sincerely,

The most you need to wait for a response is a few days. A response means contact from management.
